SUBJECT: BOARD OF ZONING ADJUSTMENT CASE #BZA22-01

RECOMMENDATION:
Staff recommends the Board of Zoning Adjustment approve the following special
exceptions to the Grapevine Comprehensive Zoning Ordinance 82-73 for property located
at 2825 Roundup Trail, platted as Lot 7, Block 7, Parra Linda Estates as follows:
Section 43.E.3., Nonconforming Uses and Structures allows the Board of Zoning
Adjustment to approve the remodeling and/or enlargement of a nonconforming use.
The applicant is requesting a special exception to allow the existing residential structure to
remain as developed along with an expansion as shown on the plot plan.
Section 42.F.5., Supplementary District, Required Yards, requires the door of a
private garage, either attached or detached shall not be located closer than twenty
(20’) feet to a side lot line is a residential district.
The applicant is requesting a special exception to allow the existing garage door to be
closer than twenty (20’) feet to the side property line and if approved by the Board would
allow a side yard setback adjacent to the west property line of fifteen (15’) feet.
SPECIAL CONDITION:
Staff finds that a special condition exists for the requested special exceptions. Specifically,
the existing dwelling was built in 1984 prior to the rezoning of the subject site in the 1984
City Rezoning to the “R-7.5” Single Family District. The proposed expansion does not
exacerbate the existing nonconforming condition.
BACKGROUND INFORMATION:
The owner desires to expand the existing dwelling by approximately 1,051 sq. ft. from
2,330 sq. ft. to 3,381 sq. ft. The requested building expansion is within the allowable
building setback requirements for the R-7.5 district. The application was submitted by
Benjamin Alicea representing property owners Noor Saba and Mohammed Gulam Rasul
Khan.

Because you are a property owner within 200 feet of the subject tract of land as
shown by the last City-approved tax rolls, you received this notice. If you cannot or
do not wish to attend the public hearing, the attached form is provided for your
convenience.
Purpose of Request: The applicant has submitted an application to the Department of
Planning Services for 2825 Roundup Trail, platted as, Lot 7, Block 7, Parra Linda Estates
as follows: The following special exceptions to the Grapevine Comprehensive Zoning
Ordinance 82-73:
