Visual observations and relative elevation measurements were used to determine where piers should be located to reduce foundation deflection and/or minimize foundation movement. This residence is a one story structure with brick veneer exterior. The interior walls are drywall with various finishes over the drywall. The structure has a slab foundation. Visible signs of foundation movement were observed for the exterior and interior of the house. These included, but were not limited to: E Mortar Fractures between Brick or Stone or Stucco Fractures Width (inches) Location 3/4 Right wall, garage area 1/16 Rear wall, bath area 1/16 Left wall, rear left bedroom area 1/16 Left wall, front right bedroom area 1/16 Front wall, by front door Z Window Casing, Door Frame, or Siding Separation from Brick or Stone Width (Inches) Location 1/8 Left wall side of garage door 3/8 Left wall, rear left bedroom area 12-4366 Interior Elevation Survev Interior floor elevations were recorded to the nearest 0.1 inch throughout the house to determine relative foundation elevations. Adjustments were made for floor elevation differences and floor coverings if any. Elevation measurements of the floor are shown on drawing no. 1001. Conclusions Based on visual observations and relative foundation elevations, the foundation has settled along the perimeter. The resulting foundation deflection has caused exterior brick veneer fractures /separations and interior sheetrock fractures. Recommendations To reduce foundation deflection and /or minimize future movement, thirty (30) piers can be installed. See attached drawing no. 1001 for pier locations. The foundation should be lifted using these piers as much as practical to improve the levelness of the foundation without causing additional exterior brick veneer fractures, interior sheetrock fractures, or door frames becoming out of square. Complete leveling should not be expected. Should a void exist under the slab subsequent to the lifting process, treatment of the void may be needed. Piers can be constructed of concrete pilings. Pilings shall be pressed to refusal. No pier method is foolproof. Piers can experience heave or settlement over time. Exterior brick veneer fractures, interior sheetrock fractures, or door frames becoming out of square can result from foundation repairs. A post repair plumbing leak test should be performed. Any drain or water leaks found should be repaired. Provide uniform watering around the foundation. Soaker hoses should be placed 9 -12 inches from the foundation and operated 20 -30 minutes every few days when soil is dry and cracked or pulling away from the foundation. Do not over water. Add soil to any low areas around the house and grade soil to slope away from the foundation. .. Use of this report for any reason implies consent to all agreements and limitations of this report. This report is provided for the exclusive use of Atlas Foundation as a guide for correcting or minimizing current or potential foundation deflection of the subject residence. Goode Engineering will not be present at the subject residence when foundation repairs are performed, unless requested in advance, and paid for time present at the subject residence while foundation repairs are ongoing. The 12 -4366 2 recommendations in this report are the professional opinion of Goode Engineering and are based upon a limited inspection on the date of inspection, which consists of visual observations of the exterior and interior of the structure, and relative elevation measurements of the foundation. No invasive testing was performed to the foundation, structure, or property. Exterior brick veneer fractures, interior sheetrock fractures, out of square door frames and other signs of foundation movement may occur after the inspection date. This report in no way implies or constitutes a warranty or guarantee from Goode Engineering for the foundation, foundation repairs, or any structural components of the subject residence. Accordingly, liability is limited to the fee paid for this report. All current and future foundation repair warranties and guarantees are the responsibility of Atlas Foundation. Inspection Type: Post Repair Foundation Inspection OFFICE 817- 446 -0101 FAx 817 -446 -5812 �'�5 1 -11 )-)- -111, 40 This letter serves as the post repair inspection report for the foundation repairs completed by Atlas Foundation. The above referenced property was inspected on December 17, 2012. Based on information provided by Atlas Foundation and relative elevation measurements of the foundation, thirty (30) piers were installed in the approximate locations as shown on drawing no. 1001. Interior floor elevation measurements were taken after the repairs were completed. These measurements show foundation deflection was reduced where the piers were installed. In my opinion, the foundation repairs as recommended in the initial inspection report have been completed by Atlas Foundation. Please note that the foundation repairs are the responsibility of Atlas Foundation, the foundation repair contractor. Any warranty for the foundation repairs is provided by the foundation repair contractor. Agreement and Limitations Use of this report for any reason implies consent to all agreements and limitations of this report. This report is provided for the exclusive use of Atlas Foundation. The opinions and recommendations in this report are the professional opinion of Goode Engineering and are based upon a limited inspection on the date of inspection, which consists of visual observations of the exterior of the structure, and relative elevation measurements of the foundation.
