N.W. Hwy, the former Sinclair gasoline station in the historic township, also known as the Dalton Oil Building, to allow an addition and creation of the Main office of the Mi Mutual Mortgage Co. The proposed overlay is required because the physical location of the existing building on the site requires a reduction in the width of the required width of the landscape buffer along the east property line, from ten feet to five feet. The proposed overlay will not cause substantial harm to the value, use or enjoyment of other property in the neighborhood, on the contrary, re -use of the existing structure will save a valuable building built in 1946 and restore its historic presence along the highway in the original historic township. The addition will be placed directly behind it to allow an increase in area to become a new headquarters office building, while retaining and featuring the original frontal character representative of the automobile age. The property will become a shining example of how to sensitively and creatively adapt and improve a valuable architectural resource in need of a new rejuvenating use to justify the significant building and site development costs.
