The following is a re -cap of our conversations in the meeting: It has been the owner's intent from the beginning of the project to save as many trees as possible. Due to the excessive sloping nature of the site, we have found it necessary to remove more existing trees than desired. Some trees will be saved in a full and natural condition and some will be saved due to the expense of retaining walls. We have chosen to save the trees we feel have the best chance for full and healthy survival. We have located as many new trees as possible on the site at twice the required 3" caliper to compensate for this loss. EAST SIDE OF BLDG The existing trees along the east side of the building will be removed due to excessive grade changes and the proximity of the building. The area between the building and the Right -Of -Way line rises 5 feet from 566 to 571. We will plant twice the size of the required 3" caliper trees to compensate for this loss. Four 6" caliper trees will be installed between utilities at the northern corner of the building and two other additional 6" caliper trees on the north side of the building. SOUTH SIDE OF BLDG The existing trees along the south side of the building will be removed due to excessive grading and the proximity of the building. The slope between the building and the saved group of trees drops nine feet from 563 to 554. Seven 6" caliper trees and twelve ornamental trees will be installed in the area south of the building. This quick grade change will make it possible for us to save a group of large trees with a better chance of survival at the bottom of this slope. SOUTHWEST OF PARKING We will add a retaining wall to save two quality trees that were previously shown to be removed due to excessive slope. Some other trees were lost due to grading and the proximity to the parking construction. We will plant twice the size of the required 3" caliper trees to compensate for this loss. Ten 6" caliper trees and three ornamental trees will be installed in the area south and west of the parking lot. IN FRONT OF BUILDING The existing trees at the west building entry will be removed due to grade changes and the proximity of the building. We will grade the front area of the building to save the larger trees on the north side of the building entry. The difference between the finished floor and the existing grade on the south side of the entry is about 5 feet. We are planting twice the size of the required 3" caliper trees to compensate for this loss. One 6" caliper tree will be installed on the south side of the entry and other additional 6" caliper trees have been located on the site where possible. Once building plans are reviewed to the satisfaction of Development Services and the elements described in PW staff comments are included, a pre -construction meeting can be held. Staff markups can be picked up at Grapevine City Hall. The general contractor or owner must attend this pre -construction meeting with city staff to discuss the details of this project. Please submit five (5) complete sets of the approved CCP prior to the pre -construction meeting. At this meeting, the contractor will receive two (2) sets of "Released for Construction" CCP. If the contractor requires more than two (2) sets of CCPs, then additional plans must be submitted. The owner or his designated agent is encouraged to attend the pre -construction meeting. Remove the standard detail for the Construction Sign. This is used for our capital projects and not private developments. Miscellaneous Fees 6. The lot to lot drainage fee is due prior to the issuance of building permits. Fee is $ 350.00 per acre. For the total acreage of 2.201 acres, the associated drainage fee is $ 770.35. 7. Water and Wastewater impact fees are due at time of building permit pickup. The water impact fee is $ 3,928.00 per acre and the wastewater impact fee is $ 2,424.00 per acre or $ 8,645.53 and $-5;36-22 for water and wastewater respectively for the total of 2.201 acres. 4 a 335,22 8.
