HomeMy WebLinkAboutItem 04 - CU22-05 PD22-02 Old Dalton BuildingI � Grapevine Housing Authority Response to Request for Comments File#CU22-05/PD22-02 Old Dalton Building: The Grapevine Housing Authority (GHA) participates in the Housing and Urban Development (HUD) Public Housing Program and owns 98 units on five streets off of Main Street in Grapevine. There are 20 units on Starr Place, primarily elderly residents, next door to the Old Dalton Building. As a professional office with weekday, day-time hours, the proposed use by a mortgage company would be a compatible neighbor and would be welcomed versus another use such as a drive-through restaurant or other business that would have evening/night operating hours, loud noise, and high traffic volume. GHA does have concerns about the pole sign immediately adjacent to the property in full view of multiple units, and requests a monument sign similar to signage at other Northwest Highway businesses close to GHA such as Grapevine Sonic and Spirit Bank. Mortgage offices don't typically rely on drive-by traffic and a pole sign seems unnecessary. In addition, approximately 1/3 of the Starr Place units' bedroom windows either face or are in direct line-of-sight to the Dalton property. GHA has concerns that the proposed lighting at the back of the property, specifically the "tree light" on the west side and the pole light on the south side would negatively impact a substantial number of residents. GHA requests lower lighting such as bollard lights in the back parking area. Combined with the proposed fence (which GHA supports), this would ensure that light would not bleed over into residents' bedrooms or living areas.
