ON -S:ITE OBSERVATIONS: The subject structure is a one-,,story, brick, singl+,-family
residence with a slab on grade foundation. The foundation, along the perimeter of the residence
bad experienced a small amount of differential Settlement and .lateral movement, evidenced bv,
cracking in the exterior concrete, veneer and some slope in the floor. This can be repaired with
the addition of exterior pressed concrete piers below the .foundation. Perimeter of the foundation
beam and interior floor area is to be ,re- leveled and stabilized to the best possible. original
elevation. The work shall .be performed with the intent to tneet or exceed the 2009 IRO buildi.�ng

Re: Structural foundation inspection of house at 3542 Marsh Ln Grapevine TX 76051.
Per your request. I have made a visual inspection of the referenced property. The purpose of this
inspection was to verif<! the structural integrity of the structure foundation of the referenced
residence. The following are my on -site observations:
ON -SITE OBSERVATIONS: The subject structure is a one - story, brick, single family
residence with a slab on grade foundation. Perimeter of the foundation beam and interior floor
area is near leNel and is stabilized. The foundation is performing satisfactorily for its age and is at
the acceptable elevation to this engineer throughout. If the home -owner would like for the floor to
be closer to level, the floor can be fine leveled v ith ARDEX or two -part high strength self
leveling epoxy compounds.
If there is future cosmetic cracks show up in the exterior brick veneer this is not related to the
structural aspect of the foundation. These cracks should be patched so they do not get worse. The
structure foundation meets or exceeds the requirements of the 2009 IRC building code.
I recommend the homeowner follow the enclosed foundation maintenance plan.
Piping and drains should be tested by a licensed bonded plumber after repairs are
completed.
