Main St., Grapevine, Texas was inspected on June 22, 2011. This is a one story commercial structure with reinforced concrete perimeter grade beams and a concrete slab type foundation. For orientation purposes the structure faces approximately east. OBSERVATIONS: This structure is scheduled for remodeling. The remodeling will occur in two phases. Phase I will include the pier installation in all areas except the front wall. There is an addition on the rear left side. Piers will not be installed in the addition. The fagade on front and the front section of the slab will be constructed in Phase 11. RECOMMENDATIONS: Phase I drilled piers should be installed in the locations shown. The drilled piers should be 12 inches in diameter extended to a depth of 12 feet. The piers should be 10 inches in diameter on of a haunch 2 feet square by 1 foot thick. The reinforced drilled pier shafts should have 4 #4 rebars and #3 rebars at 12 inch spacing top to bottom. The #4 rebars should extend into the haunch a minimum of 6 inches. The haunches should have #4 rebars at the midpoint at 10 inch spacing in both directions. Note: If any columns do not have grade beams under them, the haunch should be modified to 36 inches square with all other specifications to remain the same. Any voids under the slab should be filled with a soil cement slurry. Any low areas of the slab should be mudjacked with the same material. Any low areas that mudjacking is deemed unacceptable should be removed and reconstructed. Phase II drilled piers should be installed in the locations shown. The drilled piers across the front should be 14 inches in diameter extended to a depth of 30 feet. The reinforced drilled pier shafts should have 4 #4 rebars and #3 rebars at 12 inch spacing top to bottom. The #4 rebars should extend a minimum of 12 inches into the grade beam. Concrete should be a minimum of 5 sacks per cubic yard mix, 3000 psi @ 28 days and reinforcing steel 60 ksi. The piers are intended to stabilize the foundation. Do not lift the slab. Main St., Grapevine, Texas was inspected on September 1, 2011. This is a one story commercial structure with reinforced concrete perimeter grade beams and a concrete slab type foundation. For orientation purposes the structure faces approximately east. OBSERVATIONS: A visual inspection of the foundation included the following observations: This is a final inspection of the work done as recommended in the initial report of June 22, 2011. The foundation repair is complete. The pier shafts for the piers along the front were drilled into rock at a depth of approximately 19 feet. CONCLUSIONS: As a result of this inspection the following conclusions were developed: The foundation repair has been completed with reasonable conformity to the recommended repairs. Main St.; Grapevine, Texas RECOMMENDATIONS: Foundation maintenance procedures should be followed at all times. Ensure that there is no pooling of drainage along the perimeter or under the structure. Establish a water maintenance program to ensure the trees / shrubs are adequately watered during the dry seasons.
