Some of the interior distress was observed is as follows: 1. There were separations on the floor and baseboard in the hall. 2. The guest bath wall and ceiling were separated. Crawiscfaoe Ubsgry Inns The home Is supported by a 2 x 6 inch double wood beams and 2 x 6 inch joists on 24 inch centers. There are concrete interior piers. The soil was damp under the home. The wood supporting the home in the crawispace appeared in good condition. There were two piers that have deteriorated and need to be rebuilt. Interior 11gyAtinn SmMy Interior floor elevations were taken with a Technidea Pro -2000 Ziplevel. Elevations were recorded to the nearest .1 -inch throughout the home. A benchmark of 0.0 was established and is shown on drawing no. 1001 with a star, An adjustment was made for floor coverings if they were a different elevation than the floor covering at the benchmark location. Elevations varied by a maximum of 2.6 inches on the interior living area of the home. It should be noted that the elevation measurements include effects of elevation variation In the original construction which normally are 0.6 inches to 1.0 inches. A sketch of the house with the elevations is attached as Drawing 1001, , M7M . • An elevation survey was performed on the home, the cosmetic damage was reviewed. The crawispa+ce under the home was Inspected. The drainage on the exterior was inspected. The home is located on clay soil with moderate to high shrink swell soil, The crawlspace inspection found the wood to be good condition supporting the home. The soil was damp under the home. There were two piers that are deteriorating the locations are shown on the attached drawing. The existing piers are recommended to be cut of at the ground. The new piers should be formed with concrete and dug around the existing piers about one foot into the ground. The new piers are recommended to be 18 x 18 Inches square with rebar 1/2 inch rebar installed vertically and horizontally about 3 inches from each corner. Reviewing the elevation survey drawing, the foundation does have some floor slopes in the original pier and beam area of the home. The foundation is 2.6 inches of elevation difference. New homes are usually a little under one inch. No piers are recommended or are recommended to correct floor slopes in the foundation. It is recommended to shim the interior piers to reduce the floor slopes. It is recommended to maintain a watering program around the home and around the trees. This will help reduce the seasonal movement of the foundation due to seasonal wetting and drying of the soils. Some minor cracks In the brick and sheetrock are normal and should be expected at times. Cosmetic repairs can be made as desired by the owners of the home when minor distress occurs. Keep soil sloped away from the foundation to prevent ponding of water. Long term this can result in the soil heaving or consolidating depending on the soil type resulting in uneven foundation movement. Z Water the soil evenly around the foundation during the dry times of the year. Water enough to keep the soil from pulling away from the foundation or cracking. The lawn area of the home should also be watered. The soil should be watered enough to allow the water to soak into the soil several inches. If soaker hoses are used, place the hoses one to two feet from the foundation. Do not over water the home around the foundation. Over watering the foundation can cause the soil to heave or can cause the soil to lose Its load bearing capacity and allow the house to sink. 3. Remove trees that are close to the foundation If the trees are not native trees. Root barriers may also be an acceptable alternative to removing trees. 4. Plant now trees at least 30 - 40 feet away from the foundation. Do not plant fast growing trees such as mulberry, Arizona ash, silver leaf maple, etc. 5. Maintain the plumbing system and prevent leaks in showers and in the piping. E. on October 19, 2012 after installation of two new interior piers and shimming of the interior piers. Elevation measurements were taken on the interior floors of the home and the crawlspace was inspected. It is my opinion the two piers were installed as recommended in the initial report. The interior shimming of the home did leave the floor slopes at about the same level as before any work was done. The low area is still at the bedroom entrances. It appears improvements in this area could still be made. Please note that all the foundation repair works shall be warranted by the foundation repair contractors. Isbon Engineering LLC does not warrant the current or future performances of the home or the repair works.
