This letter confirms on Mach 11, 2022 the Historic Preservation Staff approved with
conditions #CA22-13 for the propert`j addressed 326 Texas Street, legally described as
Abstract 422, Tract 63B, Dooley, William Survey, City of Grapevine to the Grapevine Historic
Preservation Ordinance 91-73 (Appendix G — Grapevine Code of Ordinances), as amended,
for the following.-
1. Repair the three de;:ached cottages in the rear yard of the house to include:
A. Repair the existing foundations as necessary;
B. Repair the existing wood lap siding, scrape, sand, prime and repaint as necessary;
C. Repair the existing roofs as needed and re -roof with composition shingles in
"weathered wood" color;
D. Replace non -original aluminum windows v ith Pella, Metal -clad wood window units
with 6-over-6 wW;dow mullion configuration, with color to match the windows in the
Main House;
as per the attached plans and elevations with the condition a permit be. obtained from the
Building Department and all exterior wood, materials, windows, doors and door hardware,
and paint c6lors are to be approved on a separate Certificate of Appropriateness.
An approved Certifiicate.of Appropriateness is not an approved building permit; a
building permit os is not required. Contact the City of Grapevine's Building
Department at 817.410.3165 for fees and information retarding permits. .

Building Official; David Klempin Historic Preservation Officer (HPO); Kayce Vanderpool; Historic
Preservation Secretary
Larry Gray, Scott Leavelle, David Klempin and Kayce Vanderpool met with Fabian Goury to look over the
newly uncovered fire damage at Cottage #2. Mr. Goury was wanting advice on.the proper steps and
suggestions to properly repair and restore the cottage, following the City of Grapevine's Building Code
and Historic Preservation department guidelines.
The interior of the cottage was stripped of all dry wall and insulation to expose the extent of the fire
damage to the interior framing, trusses and underside of the roof. The cottage caught fire and burned
over 25 years ago, before the Goury Family purchased the property. There are 2" X 4" structural
supports attached to each of the burned trusses.
Mr. Leavelle said the exterior walls and roof of the cottage are not too bad. The 13 trusses can be
replaced. Mr. Gray said that the cottage cannot be demolished, but can be repaired, anything more
would have to go back to the Commission. The roof will require some new decking and a new shingles.
And work must meet building code. He said he has seen worse damage and it can be repaired.
Mr. Klempin said that Planning Services and BZA would not allow him to tear the cottage down. If it is
demolished the Zoning requirements will not allow it to be rebuilt. The property is documented as Non -
Conforming and therefore allowing the current structures to remain as is and be maintained.
Larry Gray advised the owner that he can only repair the cottage, put temporary braces to support the
walls on the inside while it is being lifted and the foundation work is done. Then the foundation can be
repaired, the house set back down and restored. If it was a conforming property they would have more
options. The property is documented as non -conforming.
Mr. Gray will look into the ordinance and review the options available to the property owner. He also
said it would be easier to rebuild, but that is not an option.
Mr. Goury said that since this property is non -conforming there could be an exception. He asked where
do you join the trusses without taking the roof off and said he plans to install 2"X 6" boards when
replacing the trusses. He wants to make it right. Cottage #1 and #2 are scheduled for foundation work
to begin on August 7th and 8th, 2023. A survey will be needed with the new foundation work.
