The site contains approximately 0.4751 acres and has no frontage along Lonesome Dove Road. REQUESTED ZONE CHANGE AND COMMENTS: The applicant is requesting to rezone 0.4751 acres from “R-20” Single Family District to “R-7.5” Single Family District for the development of two single family detached residential lots in conjunction with the recently approved rezoning for Ferguson Place (Z21-05; Ord. No. 2001-041). It is the applicant’s intent to develop two single family residences on the subject property in conjunction with a recently approved rezoning of 13.045 acres to the immediate east and south, with 29 residential lots known as Ferguson Place. The largest residential lot in the proposed development is 22,058 sq. ft. in size and the smallest lot is 7,511 sq. ft. Average lot size is 9,352 sq. ft. and the overall density is 2.29 dwelling units per acre; the “R-7.5” Single Family District allows a maximum density of four dwelling units per acre. The open space lots are located in the middle of the development and east of the residences. Proposed Lot 15 as shown on the attached Overall and Specific Concept Plans shows access to be provided by an existing 30-foot access easement. Although the design as proposed is not a residential lot with access via right-of-way frontage, Subsection 3.17, O:\ZCU\Z21-05.4 March 11, 2022 (10:22AM) 2 General Requirements of Appendix B (Subdivision Ordinance) of the City’s Code of Ordinances allows the Planning and Zoning Commission to consider variation and modification to the subdivision ordinance’s general requirements.
