Council created by city staff shall not be considered a part of the four month period

I. Please add case number CU07-19, the submittal date, the address,
lot/block legal description and label each in consecutive order (ex.
Sheet 1 of 2) in the lower right hand corner of each sheet.
2. Please add the location of existing boundary lines and dimensions
of lot to the site plan.
3. Please provide a site orientation plan of the entire Hilton facility,
showing the location, use and arrangement of all existing buildings,
highlighting the area with the proposed changes. Please note in a
chart format the following: the number of total parking spaces, total
floor area of facility, parking and paving area, landscape/open
space area as a percent age of the entire site.

Conditional Use request, CU07-29 is a request to amend the
previously approved site plan of CU01-12 SPRC, C000-69 SPRC,
and CU09-08 (Ord. 92-30), to allow the possession, storage, retail
sale and on -premise consumption of alcoholic beverages (beer,
wine and mixed beverages) in conjunction with a hotel, specifically
to make revisions to the outdoor patio / gazebo area.
The above comments must be reflected in the revised submittal,
which is due by Thursday, September 20 at 12:00 p.m. for the
September26, 2007 public hearing. Please submit the revised
documents to the Department of Development Services at 200 South Main
Street.
The revised submittal shall include:
four (4) folded blackline copies of each sheet, (minimum size 22" x 34")
four (4) reduced sorted (collated sets) copies at 11" x 17" three hole
punched, stapled and z -folded (fold the right edge to the left edge
and then fold the right edge in half to form a z -fold).
If these revisions are made and submitted at the correct time, you will be
scheduled for the next available agenda.

Dear Mr. Stapp,
This letter is to verify that your request for a conditional use permit to amend the previously
approved site plan of CU92-08, (Ord. 92-30) to allow the possession, storage, retail sale
and on -premise consumption of alcoholic beverages (beer, wine and mixed beverages) in
conjunction with a hotel, specifically to make revisions to the outdoor pavilion area, located
at 1800 State Highway 26 and platted as Lot 1A, DFW Hilton Addition was approved by the
Site Plan Review Committee on September 26, 2007. A copy of the approved site plan is
enclosed.
Any changes to a site plan approved with a conditional use or a special use (no
matter how minor or major) can only be approved by city council through the public
hearing process.
No Conditional Use Permit shall be valid for a period longer than one (1) year from the date
on which the City Council grants the Conditional Use, unless within such one (1) year
period: (1) a Building Permit is obtained and the erection or alteration of a structure is
started, or (2) an Occupancy Permit is obtained and a use commenced.

Re: Pavilion at Hilton DFW Lakes
The proposed conditional use application is to replace an existing shade structure with a
pavilion within the same confines of existing concrete slab. The structure will be
30' x 40' for a total of 1200 square feet. This structure will be utilized as an extension of
our existing patio; as well as additional space for private functions.
The construction of the proposed pavilion will be of rough cedar and stone columns to
match the existing facade of current patio.
