Conditional Use Request CU99-75 (Ord. 00-04) amended the previously approved plan by reducing the size of the clubhouse to 9,000 square feet, eliminating the cart barn and relocating the maintenance building. The applicant received a subsequent revision to the previously approved plan (CU99-75) from the Site Plan Review Committee at their June 21, 2000 meeting. Several minor changes were considered and approved relative to the clubhouse however, extensive proposed changes to the clubhouse area landscaping plan was not considered by the Committee due to the applicant withdrawing that part of the request. Conditional Use Request CU01-16 (Ord.01-39) was approved at the May 15, 2001 meeting and allowed for a modification to the previously approved plan for Cowboy Golf—specifically the landscaping plan in the clubhouse area was modified and a monument sign was added. Conditional Use Request CU03-08 (Ord. 03-25) amended the previously approved plan by allowing for the development of a 6,000 square foot enclosed special events pavilion. On October 26, 2006 the Site Plan Review Committee met, and approved CU06-53 on the subject site, which was a request to add a 1,404 square feet golf cart wash bay southeast of the existing maintenance building. On April 26, 2007 the Site Plan Review Committee met, and approved CU07-11 on the subject site, which was a request to add 140 square feet (10'x14') of covered concrete to the east side of the approved golf cart wash bay. I have attached on overlay to your plan that does show that the 200' can comply (blue arrows) on this site even with the expansion as long as the fire lane includes the first 90 degree turn into the service area. I am hoping that with this information and the fact that we are fully sprinklered(IFC section 503.1.1) will allow you to approve the 200' fire apparatus rule to this project. What I see now is that you want to expand your facility even more to the south which puts your building further away from the fire lane and exceeds the 150 foot maximum and it even exceeds the 200 foot alternate length if your building has a sprinkler system and a special need. I really do not see how you can expand your building to the south without the addition of a short fire lane being installed on the east or west side of your building to put all parts of the building within the 150 foot maximum length. Maybe you can beef up the cart drive you have on the south side of your building so if will hold the weight of our fire apparatus. have attached a copy of your proposed plan. On it I have made several marks and comments. I think that option 1 would be the simplest and easiest to accomplish to meet the code requirements but that is just my thoughts. I have reviewed the comment concerning the fire hose length. I am having a difficult time determining how the existing facility would meet the 150' length to any point on the building, but I am not sure if the service drive on the side of the building is a fire lane as well. The proposed expansion is fairly small, if we are coming up short on the hose length are there other options we can pursue to gaon compliance?
