The initial development planned two retail buildings along with pylon signs along Grapevine Mills Parkway, State Highway 121 and Stars and Stripes Way. Conditional Use Request CU05-05 (Ord. 2005-11) was considered and partially approved at the February 15, 2005 meeting specifically to allow the possession, storage, retail sale and on -premise consumption of alcoholic beverages (beer, wine, and mixed beverages) in conjunction with a restaurant/dance club. Within the Lone Star Crossing planned commercial center, a restaurant/dance club is planned as a 30,805 square foot Midnight Rodeo/Hondo's Grill that will function as a restaurant and dance club that will seat at full capacity 949 patrons -219 customers can be seated in the Hondo's Grill restaurant and 730 in the Midnight Rodeo dance club. Council approved the request with the stipulation that the southern and eastern elevations be revised and those revisions considered and approved by the Site Plan Review Committee. At the February 23, 2005 meeting of the Site Plan Review Committee, CU05-05 was approved containing the redesigned southern and eastern elevations. At the August 23, 2006 meeting of the Site Plan Review Committee, CU06-37 was approved on the subject site as a request to add approximately 162 -square feet of paved outdoor dining area for the Quizno's restaurant. The applicant erred during the construction and exceeded the approved area for the patio. With this request the applicant proposes to correct the error and increase the previously approved dining area to approximately 530 -square feet, an increase of 368 - square feet. Two 188 -square foot landscape areas, formerly two parking spaces, are also proposed at each end of the dining area. A total of two (2) trees are planned for the landscape areas. The landscape island is at the southwest corner of Building A, located on lot 3 of the Lone Star Crossing Retail Center. First, I must apologize for earlier confusion. The plans that I had were incorrect and did not reflect changes make to the project and approved in a letter dated December 1, 2005 sent by Jim Barnett to Tommy Hardy and copied to Scott Williams, Ron Stombaugh, and Mike Verhoogen. I was unaware of this letter and that the plans I had on file were incorrect. I have since had this corner of building surveyed to be certain of the layout. Again, I apologize for inconvenience caused by my oversight. We respectfully request authorization to construct an outdoor dining area in this landscaped island.
