Please make the following two revisions to the landscape plan. The
number of required trees for non -vehicular open space shown in the
landscape data summary table is calculated at 1 tree/4,000 square
feet instead of 1 tree/3,000 square feet. Please revise the number
of trees to 14 instead of 11 and correct the number of trees shown
accordingly.
2 Please add the location of the monument as shown on the site plan
to the landscape plan.
The above comments must be reflected in the revised submittal,
which upon review, can be administratively approved. Please submit
the revised documents to the Department of Development Services at 200
South Main Street.
The revised submittal shall include:
four (4) folded blackine copies of the revised landscape plan sheet only,
(minimum size 22" x 34")

Below are comments we have for the medical building referenced above.
- Grading, Paving, Drainage and utility plan sheets need to be included with the
submittal.
- The driveway approach along Hudgins, near the east property line, has its
radius return extending in front of the adjacent property. This drive approach
curve may not extend in front of someone else's property.
- There are landscape type islands shown in the parking lot on all levels. This is
a parking garage and landscape islands will not work in this type of garage.
- The driveway approach off Lancaster Dr. has a difficult radius, turning right,
from the exit ramp from top level of the garage. What is this radius? Also, there
is a monument sign shown that might be within the sight distance triangle for this
driveway.
- The proposed fire lane will actually pass through the parking garage and under
a pedestrian bridge. Verify adequate height clearance for all emergency
vehicles. Please contact Michael Keefer, the Fire Marshall, to find out the
requirements.
- What are the slopes for the ramps to the upper and lower floors of the parking
garage? What about gradient changes? Will vehicle be able to maneuver
without vertical conflicts (scraping or bottoming out?)?

Dear Mr. Blake,
This letter is to verify that your Site Plan Review application SP07-14, located at 1631 Lancaster
Drive and platted as Lot 3R, Block 2, Clearview Park Addition was approved January 31, 2008.
Please find enclosed an approved site plan set for your records. I have forwarded two approved
sets to the Building Inspection Division.
No site plan approval shall be valid for a period longer than one (1) year from the date such
approval is issued, unless a building permit is issued and construction is actually begun within
that period, and is thereafter diligently pursued to completion or an occupancy permit is obtained
and a use commenced within that period. Approval of an application does not authorize any
work in conflict with any Codes or Ordinances of the City of Grapevine
Any changes to a site plan approved with a conditional use or a special use can only be
approved by city council through the public hearing process.
