1 Please add the following information to the title block of the revised
site plan:

2. Please add Texan Trail to the street names identified within the
right-of-way.
3. Please modify your site data table on the site plan to list the
amount required and provided: i.e. Min. lot size required 20,000
sq. ft., Min. lot size provided 61,686 sq. ft., height in stories and
feet, percentage masonry, total building area, total lot area, floor
area ratio, total impervious area (building and paved area), and total
open space (landscaped area) etc.
4. Please dimension the distance of the proposed monument sign from
the property line. The minimum distance required from the property
line is ten (10) feet.
5. The west property line of this site is adjacent to a residential zoning
district. Non-residential uses adjacent to residential zoning districts
require masonry, concrete wall or a solid wood fence to a minimum
height of six (6) feet to screen the non-residential use. Please label
on the site plan and the landscape plan the location, height and
material proposed for the screening wall/fence. Please provide an
elevation of the type of screening device that will be used.
6. Please label the exterior materials used on the building elevation
sheet and include the minimum percentage of masonry required and
the percent of masonry provided.
7. Please provide an irrigation plan.
8. Please add the following notes to the site plan: All requirements of
the Grapevine Soil Erosion Control Ordinance shall be met during
the time period of construction; and all on-site electrical conductors
associated with new construction shall be located underground.
9. Please provide an elevation of the dumpster screening device along
with the gate detail.
10. Please change the Planning and Zoning signature block on the
elevations sheet to the Site Plan signature block as shown on the
other accompanying sheets.
11. This site plan has a companion plat, Lot 1, Block 1, Miller Company
Addition, which must be approved by City Council at the October
16, 2007 public hearing. The site plan will not receive final approval
until the plat of this site has been approved by City Council.
The above comments must be reflected in the revised submittal,
which upon review, can be administratively approved. Please submit
the revised documents to the Department of Development Services at 200
South Main Street.
The revised submittal shall include:
four (4) folded blackine copies of each sheet, (minimum size 22" x 34")
forty (40) — 11 " x 17" reduced copies of the site plan only three hole
punched, and z -folded (fold the right edge to the left edcle and then
fold the riciht edge in half to form a z -fold).

RE: Response to Site Plan Review Comments — Miller Company Addition — SP07-11
Mr. Triplett,
Enclosed is the revised Site Plan for Miller Company Addition. In response to the review comments dated September 17, 2007,
we offer the following:
1. Please add case number SP07-11 and address 1090 Texan Trail to the plan. Please number all sheets in
consecutive order.
The information has been added and the sheet numbers revised.
2. Please add Texan Trail to the street names identified within the right-of-way.
This label has been added.
3. Please modify your site data table on the site plan to list the amount required and provided: i.e. Min. lot size
required 20, 000 sq. ft., Min. lot size provided 61,686 sq. ft., height in stories andjeet, percentage masonry, total
building area, total lot area, floor area ratio, total impervious area (building andpaved area), and total open
space (landscaped area) etc.
The table has been revised as requested.

Albert,
I spoke with our Registered Accessibility Specialist yesterday afternoon
regarding the required exit on the east elevation. He recommends a 5'x
5'concrete pad outside the exit. The concrete would need to be level
to within 1/2" of the finish floor. He mentioned that the building
inspector may flag it if there isn't an adequate area of rescue outside
the door, specifically a paved surface. He also said an alternative to
the concrete would be to have grass right outside the door at a level to
within 1/2" of the floor, although he's never seen a grass area of

Attached is a site plan showing the proposed lot line for Miller Company
Addition. We believe it complies with all criteria in I -I zoning with the
exception of landscape buffer requirements. We are also proposing a 24'
common access easement to ensure shared access between the two lots.
Please let us know if you foresee any issues with this layout. We understand
that to make this revision, a replat application would be required.

Attached is the final site plan drawing with the requested dimensions. The
plan shows that the 5'x5'stoop will encroach into the front landscape
buffer only 2 feet. The dimensions of the stoop are determined per minimum
ADA requirements. It is my understanding that this is acceptable, per our
conversations. The landscape plan is attached and reflects the correct tree
species.

4. There are three islands within the parking area that are shown without curb that require
curbing. The first is in the middle of the spaces along the north edge of the parking lot. The
second is adjacent to the dumpster at the west side of the 8,680 sf building. The third is in
the center of the parking lot where the pavement is shown to be stripped.
The center portion is supposed to have landscaping at the ends of the sections of parking.
Please call Albert Triplet, City Planner, at 817-410-3154 in regards to these site plan issues.
Civil design issues can be resolved depending on the discussions with the City Planner.
Miscellaneous Fees
5. The lot to lot drainage fee is due prior to the issuance of building permits. Fee is $ 350.00
per acre. At 1.416 acres the drainage fee is $ 495.60.
6. Water and Wastewater impact fees are due at time of building permit pickup. The water
impact fee is $ 4,614.00 per acre and the wastewater impact fee is $ 2,135.00 per acre. At
1.416 acres, the water impact fee is $ 6,533.42 and the wastewater impact fee is $ 3,023.16.
7. The developer/owner will be charged a 5% Design Review and Construction Inspection Fee
for public water, sanitary sewer, drainage and paving improvements within public right-of-
way or easements, including any private drainage systems, based on actual construction
costs. This fee is due at pre -construction meeting. Construction contracts must be
submitted to the City of Grapevine to verify Construction costs.
Miscellaneous Comments
8. The City of Grapevine's Code of Ordinances shall be adhered to. Special attention should
be given to the "Downstream Property Owners Permission" requirements (Article 1, Item 3,
paragraph 3.2.8 of Appendix E) and "Downstream Structures; Structural Improvements"
requirements (Article 1, Item 3, paragraphs 3.2.9 and 3.2.9.1).
9. All utility relocations will be done at the developer's expense.
10. "As-Builf' Construction Plans - The developer's engineer must submit as -built drawings in
hard copy and digital format prior to the Final Acceptance of the development. One set of
bluelines/bond and one set of mylars of the as-builts are required to be submitted in 24x36
format. In addition, digital copies of the as -built files are required in AutoCad and pdf format

as follows:
• As -built base file should be in ACAD 2004 dwg format.
• As -built base file should contain base information for all utility and paving improvements with
a minimum of two lot corners shown for placement into the NAD -83 coordinate system.
Sheet layouts for printing is not necessary for submittal.
• Submit.pdf file of the as-builts at 300dpi resolution, which shows the as-builts; as configured
on each drawing sheet (format should be image -only with no embedded text)
• Detail sheets are not required to be submitted in image format.
• All digital files should be submitted on CD
11. The City's Tree Preservation ordinance is strictly enforced. See Scott Williams, City Building
Official, if you have any questions prior to starting excavation on this site. Trees illegally
removed shall be replaced at the owner's expense with a 1 to 1 replacement ratio (i.e.
caliper of tree).
12. The City of Grapevine's Code of Ordinances shall be adhered to. Special attention should
be given to Appendix F, Erosion and Sedimentation Control. Section F of this ordinance
allows the Director of Public Works to issue a "Stop -work order' for any development,
improvement, or construction which is in violation of this ordinance.
13. Each contractor within the proposed development shall guarantee their work for a period of
two (2) years after the date of final acceptance by the City of all public improvements.
Maintenance bonds shall be in an amount equal to 25 percent of the construction costs of
the improvements within public right-of-way or easements. This includes excavation/fill for
public streets.
14. "The City of Grapevine's Construction Inspector overtime policy allows the Contractor to
work from 7 a.m. to 7 p.m., Monday through Saturday. No work is allowed on Sundays.
Overtime charges of $45 per hourshall be paid to the City bythe Contractor for work outside
the normal work week (i.e. 8 a.m. to 5 p.m., Monday through Friday). Saturday work
requires a four (4) hour minimum overtime charge."

These General Notes must be made part of the construction drawings. The engineer is responsible
for providing the appropriate notes and specifications necessary to construct the proposed
improvements.

15. The Contractor shall be responsible for submitting a copy of the bid proposal for all public

include unit costs, quantities and amounts.

In regards to response number 1. Public works inspects all storm drainage, even private, so those
general notes apply. there will be a 5% inspection fee on all public and private storm drainage, as stated
in the note. In regards to note 21, this is also applicable if there will be dirt haul off to another site.
Please include all notes as requested.
In regards to item number 2... I included this comment as requested by our development services staff.
As stated in the review letter, typically these islands are curbed, so that cars won't run over the
landscaped areas. Also the center of the lot requires landscaping at the ends of the parking spaces. This
is an issue with Development Services, please contact Albert Triplett at 817-410-3154.
If the drainage becomes an issue, as the site is pretty flat, the drainage system may be extended further
back into the lot (smaller pipes) so that another sump area may be installed and drained. Please discuss
with the City Planner regarding the site plan, we'll work through the Civil plans as needed.

I just received your fax. I have a few questions about the comments. For
clarification, I want to be sure you are looking at the plans dated 2-12-08.
1 ) I have included all of the general notes which I believe pertain to
the proposed site. There are no public improvements so I did not include any
of the general notes numbered 15, 16 and 22. Also, the site is not located
in or near a flood plain so I did not include note 21. 1 can add these if
necessary but I just wanted to be sure this is required.
2) The site layout shown in this plan set is consistent with the
approved site plan we received on 2/20 from the planning department. With
regard to comment 4, we were proposing curbing or no curbing as shown to
allow site drainage. I am concerned that adding the landscaping and curbing
as requested would not be in compliance with the approved site plan, and
that the site may lack positive drainage in some areas. Please let me know
the best way to proceed.

to the 2006 International Building Code, the landing can be not less than 44 -inches in the
