If a monument or ground sign is desired, please add the sign elevation to the site plan as well as the location of the sign on the site plan and landscape plan. 3. Please add an irrigation plan to the set of submittals. 4. Please designate the refuse storage area. All users are required .to show the location and screening of a dumpster whether it is used or not. 5 Please number each sheet in consecutive order in the signature block you have provided. Please remove the mayor/secretary signature block from the landscape plan. 6. The canopies may not project into the required building setback. Please revise accordingly to eliminate the encroachment. 7. Please include an internal traffic circulation plan. 8. The drive approach adjacent to Jean Street will require a 20 -foot radius as well as a handicap ramp on both sides of the new drive approach. 9. Please provide a 1 5 -feet landscape strip between the property line and the off-street parking/vehicle use area adjacent to Jean Street. Off-street parking or vehicular use areas which abut a public right- of-way, are required to maintain a perimeter landscape area of at least 1 5 -feet in width between the abutting right-of-way and off- street parking or vehicle use areas. 10. Please add the following note on the landscape plan: All trees shall be a minimum of three inch caliper in diameter measured six inches above the grade at the time of planting. All shrubs shall be a minimum two feet in height at the time of planting. 13. Lighting levels may not exceed 3.0 footcandles at the property lines. 14. The landscape plan calculations for the total site/landscaping area/paving area are incorrect. Please revise landscaping calculations to show the categories of "provided" and "required", depicting the amount of landscaping required vs. provided. In addition to the landscaping categories, i.e. interior, perimeter, non- vehicular, provided, please provide the percentage of landscaping contained within the required front yard and the remainder of the site. 15. Please remove the drive approach along East Dallas Road from the landscape plan. 16. Within the site plan tabulations please provide the square footage of the parking/paving area outside of the building foot print. The above comments must be reflected in the revised submittal, which upon review, can be administratively approved.
