The subject site was approved for a 138 -unit townhouse development on approximately 23.57 acres. The development was approved with deviations from the standard requirements of the "R-TH" Townhouse District. The establishment of the planned development overlay on this site centered on the goal of preserving natural open space. With this request the applicant proposes to shift one group of four townhouses south of the original location. The purpose of the shift is to preserve an existing group of trees, which were potentially in jeopardy of being lost due to the original building pad location. The elimination of a dead-end drive on the south side of the townhouses enabled the proposed relocation. Grapevine, Texas 76051 " AININC ATTN: Ms. Laurie Gillespie: RE: Stone Bridge Oaks Addition Final Plat Revision kp Dear Ms. Gillespie: I am writing this letter to you to explain the reason for the revisions to the final plat for the Stone Bridge Oaks Addition Attached are three exhibits to aid in the explanation for the revisions. Exhibit `A' is a location map, to show the area of the plat that is being revised. Exhibit `B' shows the revision area, as it was previously approved by the City of Grapevine City Council and City Staff. Exhibit `C' shows the revision area, as we are now proposing. The major reason for the revision is the large oak trees that were surveyed in the vicinity of the previously approved building pad. The oak trees in this area range from 12" to 36" in diameter, and are quality specimens. The proposed layout no longer dedicates right-of-way to the east, which was previously shown on the plat for potential future expansion to the east. Since the future expansion is only speculative, it was determined that the best course of action was to take the right -of way off the plat and shift the lots south, thus saving the large oak trees.
