Survey, Abstract Number 755, City of Grapevine, Tarrant

addition to the City of Grapevine, Texas as recorded in

RECOMMENDATION
Staff recommends the Site Plan Review Committee consider the proposed changes to
conditional use request CU05-25 (Ord. 2005-40) approved at the May 17, 2005 meeting
for an automobile dealership with sales and service of new and used vehicles,
specifically to allow for the addition of a new 6,955 square foot make ready building.
BACKGROUND INFORMATION
Originally approved by Council at the January 5, 1999 public hearing (CU98-69), the
Park Place Lexus dealership has had a number of subsequent amendments to the site
layout such as an expansion to the dealership (CU99-33; July 6, 1999) and an
expansion to the sales and service areas (CU04-22; July 20, 2004). At Council's May
17, 2005 meeting (CU05-25) the site was further expanded in size by approximately
4.95 acres for inventory storage. The Site Plan Review Committee at their August 24,
2005 meeting (CU05-40) approved a request to replace an existing 22 -foot pole sign
along the S.H. 114 service road with a pole sign measuring 36 -feet in height.
With this request the applicant intends to add to the dealership a 6,955 square foot
make ready building at the northwest corner of the site. This building will be used to
clean and service new and used vehicles prior to display for sale. An additional
driveway to the make ready building from Hanover Drive has been provided to allow
emergency vehicle access when necessary.

This letter is to verify that your request to amend the previously approved site plan to amend
the previously approved site plan of Conditional Use Request CU05-25 (Ord. 2005-40) for an
automobile dealership with sales and service of new and used vehicles, specifically to allow for
the addition of a new 6,955 square foot make ready building located at 901 East State
Highway 114 and platted as Lot 1, Block 1, Park Place Lexus Addition was approved by the
Site Plan Review Committee on January 30, 2008. A copy of the approved site plan is
enclosed.
Any changes to a site plan approved with a conditional use or a special use (no matter
how minor or major) can only be approved by city council through the public hearing
process.
No Conditional Use Permit shall be valid for a period longer than one (1) year from the date on
which the City Council grants the Conditional Use, unless within such one (1) year period: (1) a
Building Permit is obtained and the erection or alteration of a structure is started, or (2) an
Occupancy Permit is obtained and a use commenced.

Attached is an updated site plan which includes additional vehicle parking and
landscape island changes. The previously approved site plan for CU07-42 showed
future parking expansion of 218 spaces. The revised site plan includes the 218 parking
spaces and two existing landscape islands and four adjacent parking spaces have been
reconfigured to allow for enhanced vehicle circulation.
