Mr. Huneycutt,
I am reviewing your plans for the enclosing of your rear patio. There are several points of information that
are needed. Please add the following information that is applicable to your plans, answer that which may
not apply but is needed to be know and then re submit a plan that includes all needed information.
Framing schedule for walls and roof system. Are walls 2 "x4" on 24" centers? Are you using the existing
metal roof system or are you going to wood frame and if so provide schedule. Interior walls schedule.
Is the existing foundation sufficient to support added loads? I do not find any record of 99' permit for
foundation. Do you have a copy of the foundation plan? Are the block walls sufficient to build upon, to
support loads?
Please label rooms for intended use. This appears to be an addition of master suite, bath and sitting area
Provide window and door schedule, sizing and type.
assume you are conditioning this area, please provide mechanical information. I see existing gas
exhaust venting on the roof area of patio cover, is this only for water heater and dryer? Are you relocating
water heater also, if so, provide info on location and type.
Is the existing electrical service sufficient for the addition? Are you upgrading electrical and if so are you
rewiring whole house or to what extent are you going. The new electrical will need to meet the 2005
National Electrical Code. Where is the existing panel located and where will it be located if changing?
Where are you planning on running water lines, over head? Freeze protection is very strict, how are you
providing this?
What is the existing clean out for sanitary, it appears to be located far away from any existing plumbing?
Do you know what size the line is? Does it run under house or is this a branch that ties into system
independently? You may not tie into a clean out but can extend building drain from location and place new
clean out at what will be new upstream end of line.
There is also an energy code that we are obligated to see is enforced per state law. Any new work will
require to meet the 2009 I.E.C.C. This will require a third party Energy Inspector employed by you to
ensure new work meets energy code.
Please feel free to call me with any questions, I do not mean to lay a load upon you. Most of the
information is to see that there are no surprises and unplanned costs, for your expansion to go smoothly
and efficiently. The Energy Code, we are required by state law to see is followed.
