The City further finds that the required dedication is related both in nature and extent to the impact of the proposed development as follows: ® the right-of-way is necessary to provide for future widening of public streets that will serve the development of this site. ® The onsite utility easements are necessary to provide for a utility system to serve this development and connect to existing utilities on surrounding property. ® The onsite drainage easements are necessary to provide for storm drainage improvements to serve the development of the site. ❑ The onsite access easements are necessary to provide cross access capabilities to this site and surrounding property. ❑ The onsite sidewalk easements are necessary to provide for a sidewalk network to serve the development of this site. ® All of the dedications benefit the development to at least the extent of the impact of such on the development.
