MEMORANDUM PLANNING SERVICES MEMO TO: BOARD OF ZONING ADJUSTMENT FROM: ERICA MAROHNIC, PLANNING SERVICES DIRECTOR ALBERT L. TRIPLETT JR, PLANNER II SUBJECT: BOARD OF ZONING ADJUSTMENT CASE #BZA22-09 2920 CREEKWOOD DRIVE MEETING DATE: MONDAY, MAY 2, 2022
BACKGOUND INFORMATION
The subject site was annexed into the City of Grapevine on March 18, 1969 and was platted on December 29, 1976. The site is currently zoned “R-7.5” Single Family District. No additional site history is available.
REQUEST:
The applicant intends to expand the existing dwelling 572 square feet from 2,403 square feet to 2,975 square feet by adding a second floor and additional living space on the first floor. The existing dwelling encroaches 2-feet within the required front-yard setback and encroaches 2-feet within the required side yard-yard setback. The current proposal desires to stay within the existing front and side-yard setbacks adjacent to the north and east property lines. The expansion to the existing dwelling will not increase or decrease the existing front-yard and side-yard setbacks. The following special exception is requested:
Section 43.E.3, Nonconforming Uses and Structures allows the Board of Zoning
Adjustment to approve the remodeling and/or enlargement of a nonconforming use. The applicant is requesting a special exception to allow the existing dwelling to remain as developed within the front-yard and side-yard as shown on the plot plan.
SPECIAL CONDITION:
Staff finds that a special condition exists for the requested special exception. Specifically, the subject lot is an existing developed lot and the existing dwelling was built in 1979 prior to the rezoning of the subject site in the 1984 City-wide Rezoning to “R-7.5” Single Family District.
RECOMMENDATION: Staff recommends the Board of Zoning Adjustment approve a special exception to the Grapevine Comprehensive Zoning Ordinance 82-73, Section 43.E.3, Nonconforming Uses and
Structures to allow the dwelling to remain along with an expansion as shown on the plot plan. /at
