2. Please label the site areas table as the site data table and include
the following data in addition to the data provided. Please arrange
a site data table in a chart form showing the amount required and
provided: height in stories and feet, total building and paved areas
(maximum impervious surface), total lot area, total open space,
(Include as a percentage of total lot area) and parking spaces.
3. Please add an internal traffic circulation plan to the dimensional
control plan. The circulation plan sheet is not necessary for the
final submission.
4. Please add the following note to the dimensional control plan.
• The Board of Zoning Adjustment on December 3, 2012
approved a special exception on the subject site to allow the
site to remain as developed along with the addition of a
monument sign as shown on the site plan.
5. Please cloud the two new parking areas.
Landscape Plan
1. Please list the total area of landscaping and the number of trees
provided on the subject site.
Sign Elevation and Photometric
1. Please add the following note.
• The light level for the monument sign will not exceed 3.0
footcandles at the property line.
Building Elevations
1. Please provide a graphic and numeric scale. Please label the
materials including the calculation of the percentage masonry of the
entire structure excluding doors and windows.
2. Please provide uncolored two dimensional elevations with the
materials labeled.

This letter is to verify that your Site Plan Review application SP12-23, located at 2150 West
Northwest Highway and platted as Lots 3 & 3A1, Grapevine Plaza was approved per the
attached site plan on January 24, 2013.
Please find enclosed an approved site plan set for your records. I have forwarded two approved
sets to the Building Inspection Division.
No site plan approval shall be valid for a period longer than one (1) year from the date such
approval is issued, unless a building permit is issued and construction is actually begun within
that period, and is thereafter diligently pursued to completion or an occupancy permit is obtained
and a use commenced within that period. Approval of an application does not authorize any
work in conflict with any Codes or Ordinances of the City of Grapevine
Any changes to a site plan approved with a conditional use or a special use can only be
approved by city council through the public hearing process.
