CALL TO ORDER: 5:45 p.m. — Planning and Zoning Conference Room
1. Roll Call
BRIEFING SESSION
2. Receive a report and hold a discussion regarding meeting procedures and the
role, rules, and responsibilities of the Board of Adjustment. The Board of
Adjustment may convene into Executive Session, pursuant to Section 551.071 of
the Texas Government Code, to consult with its attorney and obtain advice.
3. Board of Zoning Adjustment to conduct a briefing session to discuss items
scheduled to be heard in the May 2, 2022 public hearing.

CITIZEN COMMENTS
6. Any person who is not scheduled on the agenda may address the Commission
under Citizen Comments or on any other agenda item by completing a Citizen
Appearance Request form with the staff. A member of the public may address
the Commission regarding an item on the agenda either before or during the
Commission's consideration of the item, upon being recognized by the Chairman
or upon the consent of the Commission. In accordance with the Texas Open
Meetings Act, the Commission is restricted in discussing or taking action during
Citizen Comments.
7. Administration of Oath to all person's providing testimony or other evidence.

8. Board of Zoning Adjustment to conduct a public hearing relative to Board of
Zoning Adjustment Case BZA22-09 submitted by Clint Wright for property
located at 2920 South Creekwood Drive and consideration of same.
9. Board of Zoning Adjustment to consider the minutes of the March 7, 2022
meeting and take any necessary action.

The Board of Zoning Adjustment for the City of Grapevine, Texas, met on Monday
evening, May 2, 2022, at 5:45 P.M. in the Planning and Zoning Conference Room, 2"d
Floor, 200 South Main Street, Grapevine, Texas for a Briefing Session with the following
members present to wit:
Ben Johnson Chairman
George Dalton Secretary
John Borley Member
Doug Anderson Member
John Sheppard Member
Jonathan Gaspard Alternate
Andrew Muras Alternate
Constituting a quorum. Also present was City Council Representative Sharron Rogers
and Leon Leal and the following City Staff:

Erica Marohnic Planning Services Director
Natasha Gale Planning Technician
CALL TO ORDER: 5:45 P.M. — Planning and Zoning Conference Room
Chairman Johnson called the Briefing Session of the Board of Zoning Adjustment to order
at approximately 5:45 P.M.

2. Board of Zoning Adjustment to conduct a briefing session to discuss items scheduled
to be heard in the May 2, 2022 public hearing.
Erica Marohnic briefed the Board on the case listed on their regular meeting agenda
and took questions.

With no further discussion, Johnson made a motion to adjourn the Briefing Session.
The Briefing Session was adjourned at approximately 5:56 P.M.

7. Board of Zoning Adjustment to conduct a public hearing relative to Board of Zoning
Adjustment Case BZA22-09 submitted by submitted by Clint Wright for property
located at 2920 South Creekwood Drive and consideration of same.
Erica Marohnic presented the proposed plan and answered questions from the Board.
BZA22-09 applicant representative, Clint Wright, presented and answered questions from
the Board.
Motion was made to approve BZA application BZA22-09, a special exception for the
following:
Section 43.E.3., Nonconforming Uses and Structures, to allow the remodeling and/or
enlargement of a nonconforming use; to allow a front and side yard encroachment into
the required setbacks:

Ayes: Johnson, Dalton, Borley, Sheppard, Anderson

hearing:
