SUBJECT: CONDITIONAL USE REQUEST CU13-25; LOT 1, BLOCK 1, FARHAT
BROTHERS WEST ADDITION
Staff recommends the Site Plan Review Committee consider the proposed changes to
Conditional Use Request CU00-14 (Ord. 2000-44) approved at the April 18, 2000
meeting for a gasoline station/convenience store with the possession, storage, retail
sales, and off -premise consumption of alcoholic beverages (beer and wine only) and a
23 -foot, nine -inch pole sign, specifically to allow interior remodeling, modifications to the
exterior elevations and a 107 -square foot expansion to an existing convenience store
and take any other action necessary.
Since its approval by Council in April 2000, Magic Mike's West convenience store
CU00-14 (Ord. 2000-44), has remained a fixture at the northwest corner of Grapevine
Mills Boulevard North and Grapevine Mills Parkway. The applicant proposes a partial
interior and minor exterior remodel to accommodate a new quick serve restaurant (Go
Loco). Interior modifications include adding a kitchen, new restrooms, hallway and
coffee bar and re -laminating the existing sales counter. Exterior changes include the
addition of a raised partially metal and brick clad architectural feature with signage and
new stucco to complement the existing brick. The applicant also proposes a metal,
107 -square foot expansion to the south elevation to accommodate a walk-in
coolertfreezer, the installation of which will require the removal of an existing tree from
an existing planter island. A new tree will be installed in the planter island.

TO: SITE PLAN REVIEW COMMITTEE MEMBERS
FROM: CINDY JACKSON, AICP, PLANNER II
 DATE: OCTOBER 18, 2000 -'
SUBJECT: CU00-58, FARHAT BROTHERS WEST
RECOMMENDATION
Staff recommends the Site Plan Review Committee consider the proposed changes to
the previously approved site plan associated with CU00-14 Farhat Brothers West,
approved by Council on April 18, 2000, and take any action necessary.
BACKGROUND INFORMATION
Conditional use permit CU00-14 allowing for the development of a gas station and
convenience store with the possession, storage, retail sale and off-premise
consumption of alcoholic beverages (beer and wine only), in conjunction with a
convenience store, and a 23'9" pole sign was approved by Council April 18, 2000.
 - The applicant's original site plan indicated two drive entrances, one along Grapevine
Mills Parkway and one along Grapevine Mills Blvd., would provide access to the site.
There are several TXU power poles located along Grapevine Mills Boulevard. The
applicant's request to relocate one of the poles to accommodate the location of the
driveway entrance along Grapevine Mills Blvd. was denied by TXU, thus necessitating
this request to move the approved driveway located on Grapevine Mills Blvd.
approximately 10-ft. to the north.
