SUBJECT: CONDITIONAL USE REQUEST C000 -73, MILLS RUN III
RECOMMENDATION
Staff recommends the Site Plan Review Committee consider the proposed changes to
the previously approved site plan associated with CU99 -50 Mills Run III, originally
approved by Council at the December 7, 1999 joint public hearing and take any action
necessary.
BACKGROUND INFORMATION
The original conditional use permit (CU99 -50) was approved by Council on December
7, 1999 and allowed for the development of a 480 -unit apartment complex with reduced
building separation and increased building height on property zoned "R -MF -2"
Multifamily District located immediately north of the Grapevine Mills Mall. The Site Plan
Review Committee approved a request on October 18, 2000 to install covered parking
structures over 125 existing parking spaces throughout the complex. With this request
the applicant wishes to relocate a monument sign from the median to the north of the
drive entrance —the elevation remains the same.

RE: GRAPEVINE FILE #C000 -73 — Mills Run Phase III
Dear Mr. Mrah,
This letter is to verify your request for a conditional use permit located at 3701 Grapevine Mills
Parkway and platted as Lot 1, Block 1, Jackson Addition to amend the previously approved site
plan of SPRC case C000 -56 specifically, to relocate a monument sign from the median to north of
the drive entrance and was approved by the Site Plan Review Committee on December 20, 2001.
A copy of the approved bluelines are enclosed.
Any changes to a site plan approved with a conditional use or a special use (no matter how
minor or major) can only be approved by city council through the public hearing process.
No Conditional Use Permit shall be valid for a period longer than one (1) year from the date on which
the City Council grants the Conditional Use, unless within such one (1) year period: (1) a Building
Permit is obtained and the erection or alteration of a structure is started, or (2) an Occupancy Permit
is obtained and a use commenced.
The City Council may grant one additional extension not exceeding one (1) year, upon written
application, without notice or hearing. No additional extension shall be granted without complying with
the notice and hearing requirements for an initial application for a Conditional Use Permit.

Change Location of Entry Sign
To Whom It May Concern:
Enclosed, please find a Conditional Use Application for the change of location and size
of the entry sign on the Mills Run III, Jackson Addition project that is currently under
construction.
The entry sign was originally approved in the island of the entry. The sign will work
better if located on the north side of the entry. We are also requesting to enlarge the sign
according to the drawings that accompany the Application. Moving the location and
enlarging the entry sign will not cause harm to the value, use, or enjoyment of other
properties in the neighborhood.
