oo7- off TO: SITE PLAN REVIEW COMMITTEE MEMBERS FROM: RON STOMBAUGH, DEVELOPMENT SERVICES ASSISTANT DIRECTOR DATE: NOVEMBER 6, 2013 SUBJECT: CONDITIONAL USE REQUEST CU13-26; LOTS 5AR1 AND 5AR2, BLOCK A, GRAPEVINE MILLS CROSSING RECOMMENDATION Staff recommends the Site Plan Review Committee consider the proposed changes to Conditional Use Request CU06-55 (Ord. 2007-06) approved at the February 20, 2007 meeting which established a planned commercial center and also allowed for two, 40- foot pole signs, specifically to allow the subdivision of Lot 5A into two lots proposed to be platted as Lots 5AR1 and 5AR2, and take any other action necessary. BACKGROUND INFORMATION The City Council and the Planning and Zoning Commission considered and approved a conditional use request (CU06-55) to establish a planned commercial center on a 17- acre tract located at the southwest corner of State Highway 121 and Grapevine Mills Boulevard. This project was intended to be multi-phased with the first phase consisting of approximately 49,000 square feet of retail space. This first phase (the proposed Lot 5AR2) has been completed. With this request the applicant intends to subdivide the original Lot 5A into two lots (proposed Lots 5AR1 and 5AR2) for taxing purposes. No other changes are intended and both proposed newly created lots meet all zoning requirements. /rs J 0AZCU\CU13-26.4sprc CAUTION. *CONTRACTOR IS RESPONSIBLE FOR UTIUTY LOCATION PRIOR TO CONSTRUCTION *OVERHEAD POWER LINES IN AREA BrGpN4 60' iNG prvaP'A57s -- R=?03SGXr L-47E48' ram PAsEzrt -'- I,3g°E ce= e SCALE: 1`=60' Sit`;.rP.•z ` 5 337 GRAPEVINE MILS BOULEVARD =4T244 - 52. ~ APPROXIMATE LOCATION I sD '~ ,w^<t OF SURVEY/COUNTY LINE (VARIABLE W01H R.O.W.)
