SUBJECT: CONDITIONAL USE REQUEST CU22-19 – PORSCHE OF GRAPEVINE
RECOMMENDATION
Staff recommends the Site Plan Review Committee (SPRC) consider the proposed
changes to Conditional Use request CU16-14 (Ord. 2016-33) to amend the previously
approved site plan of CU21-18 SPRC, CU19-40 SPRC, and CU16-14 (Ord. 2016-33) for
a planned commercial center, for an automotive dealership with sales and service of new
and used vehicles, specifically to allow for the addition of three shade structures in the
rear parking area. The subject site is platted as Block 1, Lot 2RA, Park Place Mercedes
Addition and is currently zoned “CC”, Community Commercial District.
REQUEST
The applicant proposes three additional shade structures in the rear parking area located
along the west elevation of the new and used car sales and service building. The
combined area of the shade structures is 5,400 square feet and they are approximately
13 ½ feet in height. The purpose of the shade structures is to provide hail protection for
vehicle inventory and employee vehicles.
BACKGROUND INFORMATION
The subject site was zoned “L-1” Light Industrial District prior to the 1984 City-wide
rezoning at which time the subject site was rezoned to “CC”, Community Commercial
District.
On July 16, 2013, the City Council approved a conditional use permit to allow for a
planned commercial center for the Park Place Mercedes dealership and incorporate 14
more acres into the dealership to accommodate parking/vehicle storage for both Lexus
and Mercedes.
• On June 21, 2016, City Council approved CU16-14 (Ord. 2016-33) to allow a
dealership (Grapevine Porsche) and a 20-foot pylon sign on the subject site.
• On February 5, 2020, SPRC approved CU19-40 to allow shade structures on the
subject site.
• On July 7, 2021, SPRC approved CU21-18 to allow property line adjustments.
