Please dimension the boundary lines on the site plan sheet and ensure that they meet the dimensions of the plat. n. 3. 1 think you have miscounted the number of parking spaces provided —I count 276 spaces provided, not 268 —there are 8 spaces along Mustang Drive at the southeast corner of the site that may have been missed when the total was calculated. Please revise the parking calculations. The 42 parking spaces shown along the access easement at the north of the site can not be allowed per the Public Works Department. Vehicles will not be allowed to park and subsequently back out into the public access easement. Please eliminate these spaces on all sheets of the revised submittal. Also revise the parking calculations shown on the site plan sheet to account for these changes. --4. Please label the ,priv a access easements, Mustang Drive, and South Main Street and dimension their widths per the Public Works Department on the Master site plan sheet and the site plan sheet of the revised submittal. 5. Place a right -of -way corner clip at the intersection of South Main Street and Mustang Drive per the Public Works Department. ---,16. Provide a sidewalk 5 -feet in width along Mustang Drive located within a 10 -foot sidewalk easement on the site plan sheet of the revised submittal per the Public Works Department. 7. Please dimension the widths of the internal drives on the revised site plan. All drive lanes associated with parking must be a minimum of 25 -feet in width. Please provide in the site data section on the revised Master site plan and site plan sheet, the square footages associated with the other uses, i.e., office area, warehouse area, common area, and total building. No total building calculation was provided. Also, provide a square footage calculation for each floor of the proposal. 10. You have made a distinction on the landscape plan between shade trees and ornamental trees as to their size at the time of planting —all trees must be a minimum of 3 caliper inches in diameter and 7 -feet in height at the time of planting. Ensure that the ornamental trees are also 3 caliper inches in diameter. °I. 11. Provide on the landscape plan a plant list delineating the types, numbers planted, and diameters /sizes of all landscaping provided. 12. Please place the following notations on the revised landscaping plan: a. All requirements of Section 53, Landscaping Regulations shall be met. b. All trees shall be a minimum of 3 caliper inches in diameter when measured 6- inches above grade and 7 -feet in height at the time of planting. 13. Relabel on the site plan sheet and landscaping plan the 15 -foot "side yard" along Mustang Drive to 15 -foot setback. 14. Please provide the type and percentage of masonry provided on the revised building elevation sheet. For structures within the "CC" Community Commercial District, a 70 percent masonry standard exclusive of doors and windows is required. � 15. 1 can not tell on the site plan sheet where you plan to provide a method of trash /waste disposal. Future plan submittals are subject to further review and therefore may result in additional comments. �+ • Label the private access easements and their widths. • Label Mustang Drive and the width of the pavement. �v • Label South Main Street and the width of the pavement. • No parking will be allowed off of the access easements. • Show the location and size of the existing utilities.
