Good afternoon Jorge and Jacob,
Please address the below comments and resubmit four (4) 24” x 36” plan sets to Planning Services.
Update the full site plan and landscape plan to show demolition of storage building, 36 parking spaces,
landscape island and trees to the west of the building.
Replant trees proposed for removal (inch for inch). If you are not replacing trees, you will need to pay
into the City’s tree fund.
I have included the previously approved site plan to this email for your convenience.

Good morning, Jorge‐
Unfortunately, there is no work around. Wet signatures are required as we are unable to accept copies. You may mail
the signatures pages with the notary separately, but we do need the original copies.
Also, when the application was being dropped off yesterday no plans were included with the submission. Please ensure
that application requirements on the first page of the Site Plan Application are reviewed and all items are submitted.
This will avoid being turned away as we do not accept partial applications.

We were turned down at planning and development due to having an electric copy of the notary and signature from the
owner that is out of California.
Is there a way we can bypass this for submission? This will most likely delay us another week and a half to mail these
across the country.

Good Afternoon Marium,
Is there any chance we can get an expedited site plan review? We haven’t had much help in getting answers to
information we’ve submitted and have been given false direction in what the city of Grapevine needs in order to process
our demolition permit. We’ve been working on getting this permit since April 21st and have delayed the current tenants
move out schedule two months. We would do anything to avoid having to cover liquidated damages. July 5th will have
us at a 3 month deficit that we cannot afford. Any help with expediting this will be greatly appreciated!

I apologize about the delayed response. In regard to the proposed site plan changes a Site Plan
Application submission will be required along with the accompanying up to date site plan. Please see
the Site Plan Checklist for additional information. Application submittals are accepted the first Monday
of the month, soonest is July 5th (please note that due to the 4th of July holiday, submittal date for July
will be on Tuesday, July 5th). Latest acceptance of a new application is 4 p.m. on the new submittal day.

I have completed my review of your permit application. Respond to the following:
1. Submit plans full size for clarity.
2. Tree removal is not permitted. Remove it from the project scope.
3. Submit a site plan for exterior demolition items.
4. Contact Grapevine Planning Services at 817.410.3155 regarding approval of site plan changes.
5. Submit a floorplan of the suite as it will be when demolition is complete.
6. Submit an electric plan and indicate all required minimum lighting exit signage and emergency
egress lighting.
7. Submit a mechanical plan indicating how heat will be provided for freeze protection.
8. Any alterations to fire protection systems are buy separate submittal to the Grapevine Fire
Marshal’s office. 817.410.4424
In addition to the comments above any remaining structural elements that are altered during
demolition will require design and approval by a P.E licensed in the State of Texas. MEP’s are required
to be designed signed and sealed by a P.E. licensed in the State of Texas. Architectural plans do not
have to be signed or sealed by an architect. Additional comments may result once designs are
clarified. Submit 3 hard copies of new plan sets with no dimension greater than 36” as response to
comments. Include a copy of these comments with your response.

Subject: Tree Fund Measurements
Question:
The City of Grapevine sent a crew to measure 9 existing trees to provide a total number of caliper inches to offer the
existing property owner an opportunity to contribute to the tree fund in lieu of transplanting. The City of Grapevine
requested $19,800.00 for 198 total caliper inches that were measured by their crew. Liberty Demolition requested
back up information on how these measurements were taken to provide the owner with back up information. Due to
the delays Liberty Demolition has experienced through the Permitting process, we sent a crew to provide
measurements and back up documentation for the owner, to expedite the process. Liberty’s field crew measured all 9
trees that are to demo and measured a total of 82 caliper inches. Please see the attached drawings showing locations
and measurements.
Suggestion:
Liberty would like for the City of Grapevine to send another crew to make sure we are measuring the correct trees with
an owner’s representative to ensure accuracy of the measurements.

Also, please note that the caliper of the tree is to be measured at a point 4 ½ feet above the ground. If you need any
further assistance, please let me know. For more information, see Section 52. Tree Preservation of the City of
Grapevine’s Zoning Ordinance.

Mr. Rodriguez,
Please open the link provided. A sufficient number of trees shall be planted to equal, in
caliper, the diameter of the trees removed. Contribution to the Tree Reforestation Fund
(Fund) is an alternative option. Total caliper inches proposed to be removed is 198
inches; total cost to the FUND is $19,800.00. Feel free to contact me if you have any
