This letter confirms on August 8, 2022 the Historic Preservation Staff approved with
conditions #CA22-46 for the property addressed 228 East Franklin Street, legally described
as Block 31, Lot 2131, City of Grapevine to the Grapevine Historic Preservation Ordinance 91-
73 (Appendix G — Grapevine Code of Ordinances), as amended, for the following:
1. Exterior changes to the house:
a. On the west side of the house, remove and relocate three existing metal clad
wood windows and install one new window as indicated on the new west
elevation;
b. On the south side of the house remove the existing French door and install two
new metal clad wood windows in the master bedroom;
c. On the south side of the house remove the small existing window and rear
entrance door and relocate the entrance door toward the west;
2. Interior changes to the floor plan of the house, within the original foot print:
a. Reconfigure interior of house including relocation of kitchen and laundry areas;
b. Reconstruct the interior hallway and existing bath;
c. Construct a new master bathroom and closet space;
as per the attached plans and window specification schedule with the condition a
permit be obtained from the Building Department.
An approved Certificate of Appropriateness is not an approved building permit; a
building permit is I is not required. Contact the City of Grapevine's Building
Department at 817.410.3165 for fees and information regarding permits.
