Site Plan Review Committee to consider a public hearing relative to Conditional Use Request CU22-37 [Elan Preserve] addressed as 4501 State Highway 360, and consideration of same. C. Site Plan Review Committee to consider a public hearing relative to Conditional Use Request CU22-38 [Harbor Freight] addressed as 1250 William D Tate Avenue, and consideration of same. D. Site Plan Review Committee to consider a public hearing relative to Conditional Use Request CU22-40 [Gaylord Texan Silver Bar Expansion] addressed as 1501 Gaylord Trail, and consideration of same. The Site Plan Review Committee of the City of Grapevine, Texas met in Session, on this the 18th day of August 2022, in the Planning and Zoning Conference Room, 200 South Main Street, Second Floor, Grapevine, Texas with the following members present -to -wit: Larry Oliver Chairman Chris Coy Member Erica Marohnic Member Constituting a quorum and the following City Staff: Albert Triplett, Jr. Planner II Marium Zahir Planner I Natasha Gale Planning Technician CALL TO ORDER — 8:00 A.M. — Planning and Zoning Conference Room NEW BUSINESS A. Site Plan Review Committee to consider a public hearing relative to Conditional Use Request CU22-36 [Sewell Collision Center] addressed as 1111 East State Highway 114, and consideration of same. B. Site Plan Review Committee to consider a public hearing relative to Conditional Use Request CU22-37 [Elan Preserve] addressed as 4501 State Highway 360, and consideration of same. C. Site Plan Review Committee to consider a public hearing relative to Conditional Use Request CU22-38 [Harbor Freight] addressed as 1250 William D Tate Avenue, and consideration of same. D. Motion was made to approve the conditional use request CU22-36 [Sewell Collision Center] addressed as 1111 East State Highway 114: Motion: Oliver Second: Marohnic Ayes: Coy, Oliver, Marohnic Nays: None Approved: 3-0 Motion was made to approve the conditional use request CU22-37 [Elan Preserve] addressed as 4501 State Highway 360: Motion: Coy Second: Marohnic Ayes: Coy, Oliver, Marohnic Nays: None Approved: 3-0 Motion was made to approve the conditional use request CU22-38 [Harbor Freight] addressed as 1250 William D Tate Avenue subject to the condition of removing 25 parking spaces adjacent to William D Tate Ave. and replacing it with a minimum 25 foot deep required landscaped front yard with ground cover, bushes and trees, consistent with Subsection 26.
