The second step is application and approval of a move -in -building permit. 2. Is a tree survey required for the site? A tree survey is not required for the site. However, removal of trees shall be limited to the portion of the buildable site exclusive of the required yard areas on which a structure or building improvements may be erected, and including the actual structure, driveway, parking lot, and other construction as shown on the site plan. Since the church plans multiple phases of construction, tree removal shall be limited to the phases as identified on an approved SUP site plan. 3. Show the TXDOT reservation area? What is the procedure to allow portable classrooms? Approval of portable buildings is two step process. First, in conjunction with the Special Use Permit (SUP) application a time line agreement in the form of a deed restriction must accompany the application. The purpose of time line agreement is to establish the proposed number of units, their purpose and a date specific for removal. The second step is application and approval of a move -in -building permit. 2. Is a tree survey required for the site? A tree survey is not required for the site. However, removal of trees shall be limited to the portion of the buildable site exclusive of the required yard areas on which a structure or building improvements may be erected, and including the actual structure, driveway, parking lot, and other construction as shown on the site plan. After approval of a Move -In Building Request, the temporary buildings are expected to be moved on-site during the first quarter of 2011. Tate Avenue. PRESENT ZONING AND USE: The property is currently zoned "CC" Community Commercial District and is undeveloped. HISTORY OF TRACT AND SURROUNDING AREA: The subject property and the property to the south were rezoned from 1-1 ", Light Industrial District to "CC", Community Commercial District during the 1984 Citywide Rezoning. C000-43, allowing the development of a Corvette Museum on the subject site, was approved on September 19, 2000. The development of the Corvette Museum has not materialized. The Stone property, located to the east and south, was not zoned when it was a part of unincorporated Tarrant County. When the property was annexed into the City on July 20, 1993, it was automatically zoned "R-20" Single Family District. Zone Change request Z98- 19, approved in August 1998, rezoned a portion of the A.C. Stone Tract from "R-20", Single Family District to "PID" Planned Industrial Development District for the development of Frank Parra Dodge. Conditional Use Permit CU99-78 was approved on June 20, 2000 allowing for the development of the Frank Parra Dodge dealership. Zone Change request 99-10 was approved on January 18, 2000, rezoning the remaining Stone property from "R- 20", Single Family District to "CC", Community Commercial District, "LI", Light Industrial District and "BP", Business Park District. A conditional use request (C000-45) for an automotive dealership (Audi) was considered on the site to the south at the November 21, 2000 meeting but was denied. Conditional use request CU01-27 was approved on the site to the south for the Classic Hummer dealership on June 19, 2001. The site was subsequently amended at the February 19, 2003 meeting (CU02-03) and allowed for an expansion of the Hummer dealership building, and the relocation of the Classic Chevrolet used truck operation to the site. A 20 -foot pole sign was also approved. At the November 19, 2002 public hearing Council approved a revision (CU02-49) to the Hummer dealership site that included a 5.3 acre addition to the site for a lube and tune center, a vehicle washing area, and an employee parking lot. The Site Plan Review Committee at their December 18, 2002 meeting (CU02-51) approved an increase from 7 -feet to 10 -feet and from 48 square feet to 85 square feet for a monument sign at the Hummer dealership site.
