CONTENT OF A CONCEPT PLAN
A concept plan shall include all of the following information in graphic representation and
shall be prepared by a registered architect, registered engineer or registered surveyor.
1. The legal description, or the metes and bounds description, certified by a registered
land surveyor; showing the date, scale, north point, property boundary lines,
dimensions and easements.
2. Applicant’s name and address and their legal interest in the subject property.
3. Owner’s name and address, if different from applicant.
4. Zoning classification and present use of the subject property.
5. Land use designation as contained in the Comprehensive Master Plan.
6. Conceptual representation of proposed use.
7. Conceptual representation of vehicular circulation within the subject site.
8. Conceptual representation of points of connection to the public right of way.
9. Computation of proposed number of dwelling units and the total acreage for
residential uses. For nonresidential uses compute the approximate square footage
of building, by type, or the maximum building square footage allowed in the
particular district requirements.
10. Conceptual landscaping and buffer plan according to Section 53, Landscaping.
11. Description of how essential public services, including water, sewer, drainage and
solid waste, will be provided.
12. Description of any proposed grading, regrading or fill that is proposed on the subject
site.
13. Maximum number of parking spaces required according to Section 56, Off-Street
Parking Regulations.
14. Other information the applicant and/or owner might wish to include.
15. The names, addresses and telephone numbers of all professional consultants, if
any, advising the applicant with respect to the proposed rezoning.
16. Street address, or common description of the property.
17. A graphic rendering of the existing site conditions, which depicts all significant
natural, topographical and physical features of the subject property including
contours; location and extent of tree cover; location and extent of water courses,
marshes and flood plains on the subject property; and existing drainage patterns.
18. Vicinity map indicating the area in which the property is located.
19. A TITLE BLOCK must appear on each sheet of submitted plans. Example shown
below.
20. Note the assigned case number in the bottom right corner on each sheet.
21. The initial submittal for review purposes shall be on a sheet no less than 22" x 34".
The scale shall be no less than 1" = 50'.
22. Include an internal traffic circulation plan on the concept plan.
23. All turning radii - 35 feet minimum per Grapevine Fire Department

PROJECT DESCRIPTION: submitted by Morsco Supply, LLC for property located at 665 Westport Parkway currently described as James Cate Survey, Abstract No. 315, Tract 2C and proposed to be platted as Block A, Lots 1 and 2, Stone Myers Business Park. The applicant is requesting a concept plan to subdivide one lot into two lots and develop office/warehouse buildings. The property is zoned “BP” Business Park District and is owned by ProjectHandUp.

• Remove the aerial.
• Replace undevelopable and encumbered by floodplain note with future
development.
• In the Site Data notes add the following:
• This Concept Plan is for a conceptual office warehouse. An office
warehouse use will require a zone change request to “LI” Light Industrial
District and a condition use permit. The concept plan in no way approves
the conceptual land use.
• Please remove the outdoor storage notes from lot one. The current zoning does
not allow outdoor storage. Outdoor storage will require a zone change approval.
• Add Title Block per site plan checklist.

WHEREAS, PROJECTHANDUP, are the owners of a tract of land situated in the City of
Grapevine, Tarrant County, Texas, being a part of the James Cates Survey, Abstract No. 315,
being a all of a called 7.328 acre tract of land described as Tract II in a Special Warranty Deed
with Vendor’s Lien to PROJECTHANDUP, as recorded in Instrument No. D212234835, Official
Public Records, Tarrant County, Texas (O.P.R.T.C.T.), and being more particularly described as
follows:
BEGINNING at a one-half inch iron rod with a red plastic cap found for corner of said 7.328 acre
tract of land and the north corner of Lot 1, Block 3, Stone Myers Business Park, an addition to
the City of Grapevine, as recorded in Instrument No. D212234835, O.P.R.T.C.T., said capped
iron rod being at the beginning of a non-tangent curve to the left and in the southeast line of
Stone Myers Parkway (75’ width right-of-way);
THENCE in a northeasterly direction, a distance of 226.27 feet, having a central angle of 15
degrees 28 minutes 47 seconds, a radius of 837.50 feet, a tangent length of 113.83 feet and
whose chord bears North 27 degrees 38 minutes 51 seconds East a distance of 225.58 feet to a
five-eighths inch iron rod found at the south end of a corner clip of between said Stone Myers
Parkway and the south line of Westport Parkway (75’ width right-of-way);
THENCE North 56 degrees 48 minutes 11 seconds East, a distance of 31.70 feet along said
corner clip to a point for corner at the north end of the said corner clip, from which a one-half
inch iron with yellow plastic cap stamped “Goodwin & Marshall” (herein after called capped iron
rod) found bears North 50 degrees 22 minutes 58 seconds East a distance of 0.41 feet;
THENCE South 85 degrees 37 minutes 02 seconds East, a distance of 747.70 feet along the
north line of said 7.328 acre tract of land and the south line of said Westport Parkway to a one-
half inch iron with yellow plastic cap stamped “Bohler Eng.” set for corner at the beginning of a
tangent curve to the right;
THENCE in a southeasterly direction, a distance of 18.84 feet, having a central angle of 01
degrees 37 minutes 46 seconds, a radius of 662.50 feet, a tangent length of 9.42 feet and
whose chord bears South 84 degrees 48 minutes 09 seconds East a distance of 18.84 feet to a
one-half inch iron with yellow plastic cap stamped “Bohler Eng.” set for corner at the northeast
corner of said 7.328 acre tract of land and the northwest corner of a Lot 3, Block 3, Stone Myers
Business Park, an addition to the City of Grapevine, as recorded in Instrument No.
D204251683, O.P.R.T.C.T.;
THENCE along the east line of said 7.328 acre tract of land and the west line of said Lot 3, the
following courses and distances:
South 23 degrees 00 minutes 13 seconds East, a distance of 101.01 feet to a capped
iron rod found for corner;
South 19 degrees 29 minutes 47 seconds West, a distance of 118.96 feet to a capped
iron rod found for corner;
South 44 degrees 59 minutes 47 seconds West, a distance of 136.04 feet to a capped
iron rod found at an angle point of said 7.328 acre tract of land and the southwest corner
of said Lot 3, said capped iron rod being in the north line of Lot 1R1, Block 1R,
Pavestone Industrial, an addition to the City of Grapevine, as recorded in Instrument No.
D203063396, O.P.R.T.C.T.;
THENCE along the south line of said 7.328 acre tract of land and the north line of said Lot 1R1,
the following courses and distances:
South 88 degrees 47 minutes 24 seconds West, a distance of 333.51 feet to a capped
iron rod found for corner;
South 33 degrees 47 minutes 24 seconds West, a distance of 201.47 feet to a one-half
inch capped iron rod found for corner;
South 88 degrees 36 minutes 50 seconds West, a distance of 100.88 feet to a one-half
iron rod found at an angle point of said 7.328 acre tract of land and the southeast corner
