REQUESTED CONDITIONAL USE AND COMMENTS: The applicant is requesting a conditional use permit to amend the previously approved site plan of CU03-52 (Ord 04-14) for a personal care facility and long-term acute care hospital, specifically to modify the site layout. The applicant is redesigning the site from its previously approved one-story building layout to a two-story design with increased square footage. This will still be a 60 -bed facility as previously approved but all beds will be private rooms rather than the mixture of private and semi -private rooms as shown in the previous design. Along with the building redesign, more off-street parking has been added to the site. HISTORY OF TRACT AND SURROUNDING AREA: The subject property and the property to the north were rezoned from "R-1" Single Family District to "PCD" Planned Commerce Development District in the 1984 Citywide rezoning. The site was rezoned to "CC" Community Commercial District in June 1998 (Case No. Z98- 11). The property to the south was rezoned from "C-2" Community Business District to "CN" Neighborhood Commercial District and "HCO" Hotel Corporate Office District in the 1984 Citywide rezoning.
