The current proposal reduces the main dining room seating and bar seating to 128 and ten (10) respectively, and adds seating for 36 to the patio. Legal Description — Lot 1, Block 1, Epicentre at Grapevine Addition Proposal — The intent of this application is to amend the original CUP (CU06-56) for Fireside Pies to include an outdoor patio as a part of the restaurant, and to include the patio as an area in which the restaurant will operate and serve alcohol. At the time of the original application another restaurant was in the proposal stage for the adjoining pad site. It was thought that a common outdoor patio would be constructed for use by patrons of the restaurants. Therefore, while the patio was always a part of the restaurant amenities, it was not included in the original CUP application as its size, seating and construction detailing had not been finalized. The Fireside Pies restaurant is now ready to open and the other restaurant is still in the formative stages. CUP06-56 application needs to be amended to incorporate the patio for Fireside Pies. The construction of any patio for the future restaurant would be the subject of a separate CUP application at such time as that restaurant is ready to move ahead. Special Requirements — The text in the Professional Office zone allows restaurants as a conditional use, subject to the following: "Drive-in and drive-through restaurants shall not be allowed". The planned restaurants will comply with this provision. Impact of Granting Approval — The approval of this request will offer and elegant restaurant venue for are professionals to conduct their business, for area residents to enjoy their leisure time with friends and neighbors, and for visitors who frequent the many local attractions.
