when filed and will be placed on the agenda for public hearing at the discretion of
the staff. Based on the size of the agenda, your application may be scheduled to a
later date.

Any application for a change in zoning or for an amendment to the zoning
ordinance shall have, from the date of submittal, a period of four months to
request and be scheduled on an agenda before the Planning and Zoning
Commission and City Council. If after said period of four months an application
has not been scheduled before the Commission and Council said application shall
be considered withdrawn, with forfeiture of all filing fees. The application, along
with the required filing fee may be resubmitted any time thereafter for
reconsideration. Delays in scheduling applications before the Planning and
Zoning Commission and City Council created by city staff shall not be considered
a part of the four month period.

We are respectfully requesting changes to our previously approved Conditional Use Permit due
to as -built conditions at Grapevine Craft Brewery.
*\A/e\ue been givenJtOtal39prOV8d occupancy QfZ41persons. \A/e have 45parking spaces
onsite and to provide parking for this occupancy, we are in need of 36 additional parking
spaces.
• We are requesting the use of outdoor speakers onsite in our beer garden in addition to
accommodating live music 3tour venue.
• We are requesting an allowance for the regular presence of a food truck onsite. Our food
truck hours are typically Wed -Sun 5-8pm.
We have retained permission from DFW Collision Center to use their parking lot at 316 E Dallas
Rdwhich isadjacent tOour property and we'll b8suppling anagreement letter along with this
application.
We do currently have outdoor speakers installed and have been operating with live music
outdoors on Fridays and Saturdays from 7prn to 9pm. We've gotten no complaints as our beer
garden is surrounded on 2 sides by a 7 -foot fence and on 2 sides by our 28ft tall concrete
building and music iSaDacoustic setting and kept tVreasonable listening levels. The beer
garden area is contained within a courtyard -like area.
|thas recently come tOour attention that having afood truck onsite 0DBregular basis is@n
activity requiring a Conditional Use Permit. We were unaware that this activity required any
sort ofreview. We've provided a dedicated lot onour property for food truck parking complete
with it's own 50A power service to alleviate any generator noise. All patrons are of course
allowed to use our facilities as this is part of our beer garden environment and all food trucks
entering our premises have afood truck permit from Tarrant County.
During our Grand Opening weekend on July 10th, we saw over 4,000 people visit our little
brewery. VVecontinue to bebusy during the week and right now are continuing tOsee over
3,000 visitors weekly. A tremendous drive to the success of our venue is beyond a doubt the
ability for people tQvisit downtown Grapevine and experience new food experiences daily and
also hear live music on the weekends in an amazing and relaxing environment. It goes without
saying that we've leveraged everything tOmake this happen indowntown Grapevine and have
worked tirelessly to provide an experience in downtown Grapevine that we believe to be
unparalleled. VV2ask for your continued support and tOwork in helping us,continVet0provide

Regarding any amendments and reviews to the Conditional Use request for Grapevine
Craft Brewery at 906 Jean Street, we would like to submit that we at DFW Collision
Center have entered into a parking agreement with Grapevine Craft Brewery whereas
brewery and taproom patrons have unrestricted access to our main parking lot on
Dallas Rd, adjacent to the western border of their property at Lot 1 R, Block 1, Hilltop
Addition.
We understand that Grapevine Craft Brewery is in need of an additional 36 parking
spaces to fulfill requirements for an occupancy load of 241. As Grapevine Craft
Brewery's business provides zero impact on our business during it's operating hours,
we are allowing patrons full and unrestricted use of our main parking lot Mon -Fri after
6pm, Sat after 12pm and all day on Sunday. We have 64 parking spaces in our main
parking lot accessible to Grapevine Craft Brewery during the aforementioned hours.
Our properties are joined by grass, landscaped areas on each side of the property lines
with safe and unrestricted access between parking lots.
