REQUESTED CONDITIONAL USE AND COMMENTS:
The applicant is requesting a conditional use permit to amend the previously approved site
plan of CU97-39 (Ord. 1997-89) for a planned commercial center in excess of 1,000,000
square feet of gross leasable space, specifically to modify the site signage.
In the fall of 1997 just prior to the opening of the Grapevine Mills Mall, the City Council
approved a specific signage package for the Mall detailing the type and location of signage
throughout the entire mall property. Section 25, "CC" Community Commercial District
regulations was amended the previous year to allow special consideration of signage
outside the boundary of the specific sign regulations contained in Section 60 of the zoning
ordinance for planned commercial centers in excess of 1,000,000 square feet of gross
leasable space. With this request, the developer of the Sea Life and Legoland concepts
proposes some additional signage throughout the mall property to add to and enhance the
\ZCU\CU10-25.4 1 December 13, 2010 (4:15PM)
public's awareness of these two new additions to the Mall experience. The attached
exhibit shows the entire signage package for these two concepts some of which is currently
allowed as part of the previous approved signage package, e.g. the pylon exhibits and wall
sign exhibits. A new monument -style sign is proposed at the northwest corner of
Grapevine Mills Boulevard South and State Highway 26, as well as some attachments to
the AMC "Globe" structure near the main entrance to the AMC Theatre. See the attached
sign exhibits.
PRESENT ZONING AND USE:
The property is currently zoned "CC" Community Commercial District with a Planned
Commercial Center in excess of 1,000,000 square feet of gross leasable space
designation and is developed as the Grapevine Mills Mall.
HISTORY OF TRACT AND SURROUNDING AREA:
