PROJECT DESCRIPTION: SP22-13; 1600 West Northwest Highway– submitted by Wight Development for
property located at 1600 West Northwest Highway, platted as Block 1, Lot 1, Grapevine Office Park Addition.
The applicant has submitted a site plan application to specifically allow for the addition of car port covers. The
property is currently zoned “CC”, Community Commercial District and “PO”, Professional Office District and is
owned by Wright GVS Properties, LCC.
PLANNING SERVICES
All Sheets:
1. Provide a Title Block and Signature Block The title block must be in the lower-right hand corner
of the sheet. The approval block must be located near the title block (e.g., above or to the left of
the title block). Ensure that one signature block is provided, as the overall site plan provided ahs
two.
• Review and revise the following notes in regard to the signature block

2. Include a vicinity map, written and graphic scale and north arrow, vicinity nearby to one another
at the top of the page. Review and revise the location of the vicinity map.
3. Add the owners name, address, and phone number.
Dimensional Control Site Plan – Sheet #1 of 2
1. Address all comments found under All Sheets above.
2. Provide a site data summary table on the site plan sheet, utilize the table format link provided.
Provide total open space and impervious area in square feet and percentages.
3. Label on plan drawing over existing building: total building height in stories and feet.
4. Label on plan drawing over existing lot: total lot area; subdivision name, lot and block; and
address. Remove cabinet and slide information.
5. Label and dimension width of existing fire lane.
6. Dimension typical parking space and handicap accessible parking space.
7. Dimension monument signs to the nearest property lines.
8. If any lighting is proposed with the carport covers the lighting must be recessed to avoid glare.
• Include a note on the Site Plan and Elevation Sheet that states, “Lighting will be recessed
to avoid glare.”
9. Include zoning, and lot and block information for the adjacent properties to the east and south.
10. Show and label right of way and label West Northwest Highway adjacent to the south property
line.
11. Show and label existing and proposed utilities.
12. Dimension the width of the drive aisles adjacent to West Northwest Highway.
13. Include a table with symbols denoting utilities and dire hydrants.
14. Include the number of parking spaces that will have a shingled carport withing the site plan data
summary table.
15. Remove contour lines from the site plan drawing.
Landscape Plan & Site Landscape Plan
1. Remove the landscape plan and site landscape plan sheets from the plan set as this will not be
required.
