PROJECT DESCRIPTION: SP22-09; 477 East Northwest Highway – submitted by Tesla, Inc. for property
located at 477 East Northwest Highway, platted as Block 1, Lot 1R, Northwest Crossing Shopping Center,
Phase 1. The applicant has submitted a site plan application specifically to allow for the addition of eight
(8) Tesla EV charging stations and two Tesla Supercharger cabinets. The property is currently zoned
“HC”, Highway Commercial District and owned by Darryl Wayland.
PLANNING SERVICES

1. Include title block and signature block as shown below in the lower-right hand corner of the
sheet. The approval block must be located near the title block (e.g., above or to the left of the
title block).

3. Add the owners name, address, and phone number.
4. Remove the cover sheet. This is not needed for site plan purposes.
5. Number Sheets in the following order:

6. Move written and graphic scale near the north arrow.
Site & Landscape Plan – Sheet # C-1
1. Address all comments found under All Sheets above.
2. Add vicinity map to Sheet C-1
3. Add Title block as shown on markups.
4. Include the following standard notes:
1. Refuse disposal areas shall be landscaped and screened from view in accordance with
the Zoning Ordinance.
2. Mechanical and electrical equipment including air conditioning units, shall be designed,
installed, and operated to minimize noise impact on surrounding property. All such
equipment shall be screened from public view in accordance with the Zoning
Ordinance.
3. Open storage, where permitted, shall be screened in accordance with the Zoning Ordinance.
4. The masonry requirements of Section 54 of the Zoning Ordinance shall be met.
5. Illuminated signage was included in the determination of the site illumination levels.
6. Outdoor lighting shall comply with illumination standards within Section 55 of the
Zoning Ordinance unless specifically excepted.
7. Proposed ground signage shall meet the minimum requirements of Section 60 of the
Zoning Ordinance and is contingent upon approval of a separate building permit with
Building Services.
8. All onsite electrical conductors associated with new construction shall be located
underground.
9. Uses shall conform in operation, location, and construction to the following
performance standards in Section 55 of the Zoning Ordinance: noise, smoke and
particulate matter, odorous matter, fire or explosive hazard material, toxic and noxious
matter, vibration, and/or other performance standards.
10. All requirements of the City of Grapevine soil erosion control ordinance shall be met
during the period of construction.
5. Call out proposes species, size and type of trees and shrubs to be planted onsite along
Northwest Highway frontage.
6. Remove current Note #7 in the lower left-hand corner of the sheet.

7. Add note: All construction within the right-of-way is subject to approval by the City of
Grapevine’s Public Works Department and requires separate permits and coordination from the
site plan approval.
8. Add a purpose statement near the title block: The purpose of this site plan is to install eight (8)
addition of eight (8) Tesla EV charging stations and two Tesla Supercharger cabinets.
9. Provide a landscape data summary table on the plan sheet, utilize the table format link
provided.
10. Per Section 53.H.2 perimeter hedge screening would be required, review and revise
accordingly. Screening shrubs will need to be included to screen the parking lot adjacent to the
south and east property lines. Shrubs are required to be at least 30 inches in height at the time
of planting and shall be a type and species that will attain a minimum height of 3 feet one year
after planting.
11. Add the following standard notes:
1. Shrubs shall be a minimum of two (2) feet in height when measured immediately after
planting. Hedges, where installed, shall be planted and maintained to form a
continuous, unbroken, solid, visual screen which will be three (3) feet high within one
(1) year after time of planting.
2. All requirements of the City of Grapevine soil erosion control ordinance shall be met
during the period of construction.
