Just to clarify per email communication below we will submit our revised drawing by Friday 12/23 and will not issue anything in between as things are fluid and we are still working on them. The biggest revision which was as a result of discussion with public works and addressing their drainage concerns, we NO longer will remove the curb at immediate vicinity of the landscape easement and will NOT disturb the existing landscape easement either. With this revision we maintain the existing 6” high curb as is and therefore no negative impact to drainage as everything remains existing there. Beside public works I am sure things change will put a lot of other minds in ease as well. I have clouded the area that we no longer will touch and keep as existing on attached PDF for reference. This has created a challenge for us as we have the construction start date set at 12/9 with that info on hand. Earlier I sent out an email to Marium requesting for planning to treat this proposed improvements as ‘Site Plan Review’ rather than CUP given the nature of proposed improvements being so minor and flatwork only and hopefully by submitting a landsacpe plan for the area of concern we can stay on schedule for 12/9. As I explained on our call this morning, we did follow what we were told last time when we met and we are NOT proposing to construct any driveway or hardscape or paving within landscape easement. Our back of new curb stops exactly at edge of the landscape easement per attached plans. also, for clarity I have attached our demolition plan (C1.2) and have highlighted our notes emphasizing on no encroachment in landscape easement. Also on the same sheet we have keynote#7 emphasizing that any damaged landscape due to construction activity needs to be replaced like for like. In addition, we went further more on attached sheets C3.0 and actually included keynote#13 where our landscape architect clearly called out the plant material needed along that edge for screening following original permitted set plans and what we have out there making sure we have code compliant screening along that curb edge. I have also, highlighted additional notes for clarity I strongly believe that our permitted plans have very adequate info on landscape screening and also notes on no encroachment in landscape easement addressing city’s concern.
