The Planning and Zoning Commission of the City of Grapevine, Texas met in Regular
Session on this the 17t" day of January 2023 in the Planning and Zoning Conference
Room with the following members present -to -wit:

BRIEFING SESSION: 7:00 p.m. — Planning and Zoning Commission Conference Room
1. Planning and Zoning Commission to conduct a briefing session to discuss all
items scheduled on tonight's agenda. No action will be taken. Each item will be
considered during the Regular Session, which immediately follows the Joint
Public Hearings.

3. Conditional Use Permit CU22-49 (Grapevine Main Monument Sign) — City
Council and Planning and Zoning Commission to conduct a public hearing
relative to an application submitted by Tina Newton requesting to conditional use
permit to amend the previously approved site plan for CU17-20 (Ordinance No.
2017-070) to allow a 121-room hotel, retail sales and on- and off- premise
consumption of alcoholic beverages (beer, wine and mixed beverages) in
conjunction with a hotel and restaurants. This request is specifically to add a
monument sign with changeable copy exceeding 30% of the gross surface area
of the sign. The property is currently zoned "GU", Government Use District and is
located at 815 South Main Street.
The Commission and Council received a report from staff and held the public
hearing. Applicant representatives, Tina Newton and Mitch Johnson presented
and answered questions.
Planning and Zoning Commission recessed to the Planning and Zoning Commission
Conference Room, Second Floor, to consider published agenda items.

Chairman Oliver called the regular session to order at 7:44 p.m.
4. CITIZEN COMMENTS
No one spoke during citizen comments.
NEW BUSINESS
5. Conditional Use Permit CU22-49 (Grapevine Main Monument Sign) — Consider
the application and make a recommendation to City Council.
The Commission discussed this item.
Motion was made to approve Conditional Use Permit CU22-49 (815 South Main
Street):

6. Consider the minutes of the December 20, 2022 Planning and Zoning
Commission Meeting.
The Commission discussed this item.
Motion was made to approve the minutes of the December 20, 2022 Planning and
Zoning Commission meeting, amending agenda item #9 to reflect the condition of an 8-
foot screening fence, storage height not to exceed 8-foot tall screening fence for case
CU22-55:
