This letter confirms that on April 3, 2023 the Board of Zoning Adjustment denied the following
requests for the property located at 1326 South Pine Street:
A special exception to the Grapevine Comprehensive Zoning Ordinance 82-73, Section
43.E.3, Nonconforming Uses and Structures to allow a residential dwelling to remain as
developed with an encroachment adjacent to the north property line and to allow vehicle
parking within the required front yard.
A waiting period of one (1) year between the date an application for an exception to the
zoning ordinance is denied by the Board of Zoning Adjustment and a new application for such
a change or amendment is accepted, is hereby established. Furthermore, any person or
persons, jointly or severally, aggrieved by any decision of the board of adjustment, or any
taxpayer, or any officer, department, board or bureau of the city may present to a
court of record a petition, duly verified, setting forth that such decision is illegal, in whole or
part, specifying the grounds of the illegality. Such petition shall be presented to the court
within ten days after the filing of the decision in the office of the Board of Adjustment.

PLANNING SERVICES
1. Provide a site/plot plan which provides all existing and proposed improvements to-scale on one sheet for the entire lot. This plan should show and label all property lines, existing and proposed buildings and building additions, all flat work and other onsite improvements. Dimensions must be shown and labeled of buildings to all adjacent property lines. Driveways must be dimensioned. This site/plot plan includes a title block, north arrow, written and graphic scales (engineering), standard notes, legend if symbols are used on the drawing, and a site data table in the format provided below.
2. Standard Title Block to be located in the lower right-hand corner of the site/plot plan a nd all other exhibit sheets:
