This letter is to verify that your Site Plan Review application SP15-21, located at 1088 Texan
Trail and platted as Lot 1, Block 1, Miller Company was approved per the enclosed site plan on
February 8, 2016. Please find enclosed an approved site plan set for your records.
No site plan approval shall be valid for a period longer than one (1) year from the date such
approval is issued, unless a building permit is issued and construction is actually begun within
that period, and is thereafter diligently pursued to completion or an occupancy permit is obtained
and a use commenced within that period. Approval of an application does not authorize any
work in conflict with any Codes or Ordinances of the City of Grapevine

• Please modify the site data table to list the amount required and
provided: i.e. Min. lot size required 20,000 sq. ft., lot size provided
61,687 sq. ft., height in stories and feet, percentage masonry, total
building area, total impervious area (building and paved area), and
total open space (landscaped area) etc.
• Please label the 25 -foot perimeter landscape buffer adjacent to the
west property line.
• The west property line of this site is adjacent to a residential zoning
district. Non-residential uses adjacent to residential zoning districts
require masonry, concrete wall or a solid wood fence to a minimum
height of six (6) feet to screen the non-residentialuse. Please label
on the dimensional control site plan the location, height and
material proposed or existing for the screening wall/fence.
• Please add the following notes to the dimensional control site plan:
o All requirements of the Grapevine Soil Erosion Control
Ordinance shall be met during the time period of construction.
o All on-site electrical conductors associated with new
construction shall be located underground.
LANDSCAPE PLAN
• Please provide a current landscape plan. The date sealed is from
2008 and the fence detail implies proposed.
• Please label the location of the existing and proposed buildings.
• Please label the 25 -foot perimeter landscape buffer adjacent to the
west property line.
BUILIDNG ELEVATIONS
• Please label the exterior materials used on the building elevation
sheet and include the minimum percentage of masonry required and
the percent of masonry provided.
• Please provide an elevation of the dumpster screening device along
with the gate detail.
