The Site Plan Review Committee of the city of Grapevine, Texas met in Session, on
this the 2nd day of October 2013, in the Planning and Zoning conference Room, 200
South Main street, Second Floor, Grapevine, Texas with the following members
present -to -wit:

constituting a quorum with Darlene Freed absent and the following city Staff:

Larry Oliver called the meeting to order at 3:43 p.m.
NEW BUSINESS
CONDITIONAL USE APPLICATION CU13 -22 — FLIP'S PATIO GRILL
First for the Committee to consider was conditional use application CU13 -22 submitted
by G HA Architecture for property located at 415 west State Highway 114 and platted as
Lot 4, Block C, Metroplace 2nd Installment. The applicant was requesting a conditional
use permit to amend the previously approved site plan of CU94 -12 (Ord. 94 -48) for a
planned commercial center, specifically to allow modifications to the exterior elevations
and floor plan.
With this request the applicant proposed minor exterior and floor plan renovations to
enhance customer circulation and convenience. Exterior changes included adding four
TV monitors and two speakers to the outdoor patio, extending an existing patio cover
and converting existing windows on the patio to doors. Floor plan modifications
included adding a door to the north elevation, close to the main entrance to provide an
additional access to the patio along with revised seating configurations. The revised
floor plan will seat 281 patrons -203 seats inside and 78 seats outdoors requiring 94
parking spaces; 95 are provided.
After a brief discussion, Scott Williams moved to approve conditional use application
CU 13 -22. Larry Oliver seconded the motion, which prevailed by the following vote:
Ayes: Oliver and Williams

Next for the Committee to consider were the Site Plan Review Committee minutes of
April 24, 2013.
Scott Williams moved to approve the Site Plan Review Committee minutes of April 24,
2013. Larry Oliver seconded the motion, which prevailed by the following vote:
Ayes: Oliver and Williams
Nays: None
ADJOURNMENT
With no further business to discuss, Larry Oliver adjourned the meeting at 3:50 p.m.
