Dallas, Texas 75244 Phone (972) 419-4000 Fax (972) 419-6849 Direct (972) 419-4049 As we have often discussed, we continue to encounter very difficult challenges leasing the remaining vacancies at Vineyard Marketplace. Beyond the issues of the economic climate and ever increasing retail competition, we have an additional hurdle to overcome in that there is restricted visibility of the storefronts from both Highway 121 and Glade Road. This is a problem that we can address with help from the city. Existing tenants struggle to maintain their sales figures which increases rent delinquencies and ultimately the tenant is in default and vacates the center. As an example, we recently lost Marshall Utley Carpets. As to leasing to new tenants, we were able to lease to two (2) new tenants in 2007 but several others that had expressed interest in the center ultimately chose to go elsewhere due to the signage issue. The current monuments are full and the monument along Hwy 121 is too low and small to be noticed by northbound traffic. It is not visible at all to southbound traffic. The following potential tenants expressly passed on the center due to the visibility issue (note that the name isn't always known due to outside Brokers protecting their client) • Car Rental- April, 2007 • National Clothing Store- May, 2007 • `My Credit Union"- July, 2007 • Coffee House- December, 2007 1 also showed the center to clients that I represent. Doctor Credit USA specifically declined due to lack of signage and visibility. Over the past 6 months, many prospects have expressed more interest in the new Lowe's anchored shopping center at the SEC of Glade and Hwy 121 in Bedford due to superior freeway visibility. Washington Mutual closed their location at Vineyard Marketplace and consolidated it with their location in Euless. I spoke with Radio Shack in the summer of 2007 about moving their store from Cheek Sparger and HWY 121 in Euless. They agreed that Glade and Hwy 121 is a better location but would not even consider it without visible pole signage. Instant Imprints is in the Albertson's Center in Colleyville and though they do not have monument signage, they determined that their road front visibility on Glade helped to make up for it and decided to stay where they were. In summary, Vineyards Marketplace would significantly benefit from a highly visible pole sign that can readily be seen from both the north and south lanes on 121. We need to retain existing tenants and be in a stronger position to make new leases. A strong, vibrant Vineyards Marketplace is in the best interests of the center which directly benefits the city in the form of fees and taxes. Dallas, Texas 75244 Phone(972)419-4000 Fax (972) 419-6813 Direct (972) 419-8613 Email: cjohnson@henrysmiller.com Currently, the existing tenants at Vineyard Marketplace Shopping Center are experiencing increased pressures from both higher costs of goods and a slowing economy, resulting in lower retail sales overall. Therefore, marketing is extremely vital to our tenants' future viability and existence within the center. The shopping center has minimal visibility due to the developed out parcels (see Section IV) combined with a high elevation of SH 121 at the subject intersection, as noted on the site plan provided. As you know, the competing shopping centers on the other three corners of the intersection of Glade Road and SH 121 are located in different cities, each of which have allowed larger pylon signs to resolve these visibility issues, please see pictures provided in Section IV. Further, the competing center directly south of the subject has three 60 foot pylon signs. The subject's current monument sign is not visible from SH 121, has poor visibility from the service road and is simply ineffective and not sufficient for the needs of strong national and regional credit tenants - please note pictures in Section V. In summary, a 40 foot pylon sign for the subject would provide a tremendous improvement in visibility for the anchor tenant, Hobby Lobby, thus resulting in more traffic to the center. Hobby Lobby is extremely interested in obtaining a larger sign, as noted by their emails to current ownership shown in Section VII. The leasing of the vacant space in the subject has suffered due to the lack of visibility from signage and the availability of such at competing properties, as supported by comments from the current leasing agent, Section VIII. Finally, it is in everyone's best interests to position this center in a way in which it can compete with the surrounding centers in the other cities. National and regional tenants with strong sales revenue demand marketing and visibility — the subject center's limitations of each have and will continue to severely impact our ability to attract such strong tenants and compete with the surrounding centers that can accommodate those requirements. Unfortunately, it appears we are receiving some resistance from the City of Grapevine in the request for approval. Visibility of the center is limited while traveling on the southbound side of 1-121 and we believe the proposed sign will address this issue. Additionally, with the sign at this height, it becomes equal in importance to the new Lowe's sign next door. The existing pylon sign is only visible on the drive-by while on the 1-121 service roads.
