The 2 lots referenced above (Lots I R & 2R) were re - platted into a single lot (Lot I Rl) on March 15. 2022 per the City of Grapevine planning department. It also affects further downhill neighborhoods. sincere L14 John Cogburl�j Casey Co burrs -J As you are our organization that approves or denies housing development in The City of Grapevine, I join with my neighbors to ask you to deny the splitting of the lot on the west corner of Mercury and Peninsula. I a I Irt, I I I 1"V W, WIR 191"IM"M I Additionally, over the last 10 years we have had more than 15 new houses, which has added to congestion on this corner as it is one of the major exits. More houses have meant more demand for our twenty -five -year -old infrastructure (i.e., utilities) that an additional house on this lot will adversely impact. We have very narrow roads at this specific intersection and extremely deep ditches impact our public road safety and taxes our physical environment (i.e., utilities) that there is no way to mitigate, unless you are willing to invest to update our utilities. Each household added has increased the amount of water runoff to houses below. Ultimately, it is up to you to approve or deny this request. In general, the concerns involve the sizes of each parcel, access to public right-of-way and are there any zoninog troblems. It is the opinion of several of my neighbors that this should have already been addressed. I can't imagine how this can be accomplished without taking down a large number of trees. The very reason I purchased on Peninsula is the amount of trees, along with spacious back yards each property offered. My main concern is keeping up with the beauty and aesthetics of this neighborhood and not to set a precedence for this type of building in the future.
