We (General Contractor) at 3703 Lakeview Dr, 76051 are respectfully requesting a
onetime building permit # SFADD-22-3666 extension. Reason for extension is due
to material and construction delays created by sub -contractors.
Foundation/ excavation sub -contractor started December-5,2022. However, due to
equipment failures and pier drill rig availability, they did not complete the
foundation till February 17, 2023. Creating a delay of approximately 5 weeks.
On December 12, 2022, framing sub -contractor ordered the engineered structural
beam (which had a 6-to-8-week lead time). The engineered beams arrived
February 6, 2023. However, they did not meet the structural engineered drawing
requirements. New beams were ordered, they arrived March 27,2023 creating a 9-
week framing delay.
The framing sub -contractor created many rework and structural framing defects,
due to several reasons, which required unscheduled rework opportunities. The
Architect and Engineer of record had to write a formal deficiency notice to the
framing sub -contractor. This led to multiple delays and no It from the framer.
A formal 72-hour letter to cure was sent (which gives the sub -contractor 72 hours
to respond with a written plan of action to resolve deficiencies and complete
contract scope). This was a very grueling process, which led to a formal
termination and hiring a of a new framing subcontractor. Creating an approximate
2-month delay.
New framing contractor started June 21,2023... All the accumulated delays pushed
the electrical and mechanical contractors start date out approximately 20 weeks.
The MEP sub contractors have started and are fitting us into there schedule, but
with limited workforce.
Please grant this onetime permit extension.
