project.
The subject property was rezoned from "C -2" Community Business District to "HC"
Highway Commercial District in the 1984 Citywide Rezoning. The Board of Zoning

requirements, maximum impervious area, front yard setback requirement, landscaping
requirements, and nonconforming uses. Variance request BZA94 -12 was approved
allowing variances to the required minimum open space requirement, maximum impervious
area, front yard setback requirement, and allowing a special exception to allow an existing
nonconforming use to expand. Variance request BZA96 -08 was approved allowing the

vacant lot plus a pre -owned vehicle sales building was approved at the October 17, 2006
meeting. At Council's January 16, 2007 meeting conditional use request 0006 -64 was
approved which eliminated the pre -owned sales building that was previously approved in
October, 2006. The Tia's Tex -Mex restaurant to the west of the subject site was
demolished and a new restaurant Pappadeaux's Seafood Kitchen (CU 10 -03) was
approved by Council at their March 16, 2010 meeting
