and extent to the impact of the proposed development as follows:

streets that will serve the development of this site.
The onsite utility easements are necessary to provide for a utility
system to serve this development and connect to existing utilities on
surrounding property.
❑ The onsite drainage easements are necessary to provide for storm
drainage improvements to serve the development of the site.
❑ The onsite access easements are necessary to provide cross access
capabilities to this site and surrounding property.
❑ The onsite sidewalk easements are necessary to provide for a
sidewalk network to serve the development of this site.
® All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
The members of the City Council and The Planning & Zoning Commission
consider the following motion: "Move that the City Council (Planning and
Zoning Commission) approve the Statement of Findings and the Final Plat of
Lots 4 -R1 & 4 -R2, Block 2, Druid Hills."

lubricant particles, and all other effects that may be caused by the operation of aircraft, landing of, or taking off from, or
operating at or on the Dal /—Fort Worth International Airport.
This instrument does not release the owners or operators of aircraft from liability for damage or Injury to person or properly
caused by taping aircraft or falling physical objects from aircraft, except as stated herein with respect to noise, fumes, dust, fuel,
and lubricant particles. It is agreed that this Release shalt be binding upon said owner and his heirs and asslgns, and ccessors
in interest to said property; and it is further agreed that this instrument shall be o covenant running with the land, and shalt be
recorded in the Deed Records of the county or counties in which the property is situated.

its agencies, any and all claims for damages of any kind to persons or property that Owner may suffer by reason of the
possage and flight of at/ aircraft in the air space above Owner's properly above the height restriction as presently established by
Ordinance No. 73-50 for the City of Grapevine, known as the Airport Zoning Ordinance of the Dallas -Fort Worth International
Airport, to an infinite height above same, whether such damage shall originate from noise, vibration, fumes, dust, fuel and
lubricant particles, and all other effects that may be caused by the operation of aircraft, landing of, or taking off from, or
operating at or on the Dal /—Fort Worth International Airport.
This instrument does not release the owners or operators of aircraft from liability for damage or Injury to person or properly
caused by taping aircraft or falling physical objects from aircraft, except as stated herein with respect to noise, fumes, dust, fuel,
and lubricant particles. It is agreed that this Release shalt be binding upon said owner and his heirs and asslgns, and ccessors
in interest to said property; and it is further agreed that this instrument shall be o covenant running with the land, and shalt be
recorded in the Deed Records of the county or counties in which the property is situated.
