SUBJECT: ROOF REPLACEMENT AT HISTORIC TRAIN DEPOT
RECOMMENDATION: City Council to consider approval for the replacement of the roof at the
Historic Train Depot from McClung Roofing, Inc. for the Convention and
Visitors Bureau.
FUNDING SOURCE: Funds are available in the CVB Fund for a total not to exceed $94,100.
BACKGROUND: The 1888 Grapevine Cotton Belt Railroad Depot is one of Grapevine's
most treasured buildings. It was operated by the St. Louis Southwestern
Railway (also known as the Cotton Belt Route) until 1972 when the station
was closed. The Depot was then moved to Heritage Park at Ball and Wall
Streets where it served as the Grapevine Historical Museum. Twenty
years later, the Depot was moved back to Main Street to its original
location. The Depot is home to the Grapevine Vintage Railroad, is a City
of Grapevine landmark, and is listed on the National Register of Historic
Places.
To ensure proper ongoing maintenance of the Train Depot, staff received
three proposals for the replacement of the shake shingle roof, and
McClung Roofing provided the most responsive bid. The scope of work
incudes removing all existing roofing materials, replace any damaged
decking, and installing new fire -proofed cedar shake shingles. Additionally
they will install a new ridge system in areas as it existed prior to the new
roof being installed. The contractor will salvage and reinstall all decorative
trim to maintain the historical features of the Depot. McClung Roofing
recently performed the roof replacement at the Nash Farm Barn, and
performed the work in an acceptable manner.
Below is a summary of the proposals that were received and reviewed for
this project.

TriVan Roofing - $112,750
This purchase will be made in accordance with existing and interlocal
agreements with Omnia Partners Public Sector through the Region VIII
Education Service Center in Texas as allowed by Texas Local
Government Code, Section 271 and Texas Government Code, Section
791.
Staff recommends approval.
